Downtown Dallas CVS sold to Florida-based buyer, The American Athletic Conference moves to Las Colinas, and UNT renews 56,000 square foot lease in Frisco.

BUSINESS PARK

The University of North Texas has renewed a 56,000 square foot lease at Expansion at Hall Park in Frisco. The college also plans to expand at 2811 and 3011 Internet Boulevard at Hall Park in Frisco. Newmark Knight Frank’s James Cooksey and Garrison Efird represented UNT in the lease. HALL Park was represented by HALL Group’s Kim Butler, Brad Gibson, and Cynthia Cowen.

INDUSTRIAL

4901 N. Beach Street in Fort Worth

Dallas-based CanTex Capital acquired a two-building, 124,658 square foot facility at 4901 N. Beach Street in Fort Worth. NAI Robert Lynn Fort Worth President Todd Hubbard brokered the sale on behalf of G&W Ventures. He will serve as CanTex Capital’s owner representative to find prime tenants for this industrial asset.

Trez Capital and Hines acquired a 101,931 square foot self-storage facility in Wylie. This Class A value-add property is the second self-storage purchase for the longstanding Trez Capital-Hines partnership, which has previously focused on land deals for the development of single-family communities. Their first deal self-storage deal was in Plano back in fall 2019. The 11-building facility has 760 units and 75 premium RV parking spaces.

Goodman Distribution has leases 30,000 square-feet at Gateway East Business Center, 4009 Distribution Drive in Garland. Stream Realty Partners’ Ryan Wolcott, Matt Dornak, and Drew Feagin represented the Landlord, Barings, while Stream’s Seth Koschak represented the tenant.

Landzler has leased 24,338 square feet at 2205 Hutton Drive in Carrollton. Louis Pascuzzi, Trace Elrod, and David Creiner, of Newmark Knight Frank, represented the tenant.

WorldPac, a wholesale distributor of automotive parts, has signed an 11,092 square foot lease renewal at 2939-2391 Irving Blvd. in Dallas. Canon Shoults, Maddy Canty, and Harrison Putt of Holt Lunsford Commercial represented the Landlord, Entrada Partners, in the lease negotiations. Robin Dodson of Cushman & Wakefield represented the tenant.

AB Moving has renewed its 10,696 square foot space and will also be expanding into an additional 10,559 square feet at 1701 Summit Ave in Plano. Lee & Assoc.’s Brett Lewis and George Tanghongs represented the Landlord. Jimmy Pham, with Concept Commercial Realty represented the tenant.

Parrent’s Paintings has leased 9,744 square feet at 8428 Sterling Court in Irving. Ryan Lents and Matt Spellman, of TIG Real Estate Services, represented the tenant. Cole Moreano, of TXRE Properties, represented the Landlord, Commerce Park Owner LLC.

Pirtek has leased 6,092 square feet at 5001 N. Freeway in Fort Worth.  Jeff Givens and Todd Hawpe, of Transwestern, represented the Landlord.  Sam Hartley and Stephanie Jacobs, of RESOLUT RE, represented the tenant.

LAND

The landmark 10,430 square foot CVS in downtown Dallas has sold. Alvin Mansour and Kevin Mansour, of Marcus & Millichap, represented the seller, Consolidated Tomoka. Ronnie Issenberg and Gabriel Britti, senior managing directors, The Issenberg Britti Group of Marcus & Millichap in Miami, procured the buyer, a Florida-based 1031 trade buyer. There are over $1.5 billion square feet of commercial projects under construction, planned or finalized within a one-mile radius of the site, including The Union, a new 800,000-plus-square-foot office and retail development.

MULTIFAMILY

Homes of Persimmon, a two-story, 32-building multifamily community with 180 units located at 3425 Simpson Stuart Road in Dallas, was sold. Colliers International’s North Texas office facilitated the sale. The disposition team, led by Mark Allen CCIM, joined forces with the Colliers Affordable Housing Group’s John Nguyen and Connor Canale. The property was sold for an undisclosed amount.

OFFICE

The Summit at Las Colinas is a 19-story office building comprised of 375,706 square feet.

Optym has leased 201,000 square-feet at Billingsley Co’s Cypress Waters. The software company is moving from its corporate headquarters in Florida. Ninety employees will move into Cypress Waters in August.

Nautilus Hyosung America has leased 31,366 square feet at Parma Las Colinas Towers, 225 E. John Carpenter Freeway in Irving. Frank Puskarich and Louis Pascuzzi, of Newmark Knight Frank, represented the tenant. Cushman & Wakefield represented the Landlord.

Guidelt extended its 19,463 square foot lease at 101 East Park Blvd. in Plano. Frank Puskarich and Louis Pascuzzi represented the tenant.

The American Athletic Conference (The American) has signed a long-term, 18,000 square foot lease at The Summit at Las Colinas in the Las Colinas submarket of Dallas. It will become home to major college athletic conferences. The American will relocate its 30 employees to its new headquarters at 545 E. John Carpenter Freeway. Gemini Rosemont Commercial Real Estate negotiated the deal.

2020 Park Forest

Bradford Commercial Real Estate Services completed four leases, totaling 11,203 square feet, at Park Forest Business Center, a three-building project geared toward smaller shops in northeast Dallas. Electric Distribution & Design Systems Inc., a solar energy firm, leased 3,200 square feet at 10500 Metric Dr. Signing renewals were Just Energy Texas Corp., occupying 4,193 square feet at 10610 Metric Dr., and Bold Roofing Co., which leases 2,080 square feet at 11601 Plano Rd. Jason Finch, Brian Pafford, and Noah Dodge lease the project.

X Media Tech leased 2,850 square feet at 1200 Commerce Dr in Plano. Younger Partners’ Byron McCoy handled the lease transaction.

RETAIL

CVW at Park Cities Plaza has extended its 11,250 square foot lease at the 3020 Mockingbird Lane building. Lispah Hogan, Rebecca Griffin, and Sara Fredericks represented the Landlord, Peruna Holdings.

Trinity Browz has leased 1,200 square feet at Shops at Three Eighty in Prosper. Brian Sladek and Chris Flesner of RESOLUT RE represented the Landlord.
