Patronus Data Centers Bringing New Project to Frisco

The company is planning to develop a 500,000-square-foot data center campus, in four phases. Construction on the first $60 million, 125,000-square-foot phase is expected to kick off before the end of the year.

Frisco-based Patronus Data Centers will develop its first project in its hometown. Formed last fall, the company has acquired a 35-acre site at the Dallas North Tollway and Main Street. The property sits next to an existing substation that supports up to 50 megawatts and has the capacity to reach up to 250 megawatts.

Patronus is planning to develop a 500,000-square-foot data center campus, in four phases. Construction on the first $60 million, 125,000-square-foot phase is expected to kick off before the end of the year. At full buildout, the company expects that more than $250 million will be invested in the project.

JLL’s Bo Bond, managing director, and Ali Greenwood, senior associate, represented Patronus in its buy. Capstone Commercial represented the seller, PNL Cos. The project’s architect is Gensler.

Patronus’ management team includes Kenneth Wolverton, formerly with CyrusOne, and two former Digital Realty Trust execs: Ryan Sullivan, vice president of development and operations, and Michael Carnes, senior vice president of sales and marketing.

Sullivan said the Frisco site stood out for several reasons. “In addition to the proximity to ample power and connectivity, we wanted to be positioned in the path of growth, where there is almost no competition from existing providers,” he said. “The Far North Dallas area is almost always short-listed when corporations evaluate a potential office relocation, and we hope to capitalize on that trend by delivering new data center product to support that commercial growth in Frisco.”
