Duke Realty to Develop in Valwood

The 93,000-square-foot building in Farmers Branch will serve as headquarters space for two new tenants—Advanced Spice and Trading and Valdez Corp., both of which specialize in spices and seasonings for the food industry.

Duke Realty is developing a build-to-suit in Farmers Branch for two new tenants—Advanced Spice and Trading and Valdez Corp., both of which specialize in spices and seasonings for the food industry. The 93,000-square-foot building will sit on 5.5 acres of land in Valwood.

The building will serve as the new headquarters for both companies. Advanced Spice will occupy 55,100 square feet and Valdez will occupy the other 37,900 square feet. The facility will include office space in addition to the industrial space.

Jeff Thornton, senior vice president of Duke Realty’s Texas region, said the building is designed specifically to accommodate the two growing companies’ warehouse, processing and distribution operations.

Greg Hanks, CEO of Advanced Spice, said his company’s decision to partner with Duke Realty was cemented by the company’s willingness to go the extra mile. “Duke Realty offered the expertise we needed to not only construct our new building, but also had a well-located, pad-ready site in the Northwest Dallas submarket available for our facility,” he said.

Tracy Fults of Fults Commercial Real Estate represented the two tenants in negotiations. Randy Wood of Duke Realty was the in-house representative for the landlord.

Duke Realty owns 217 acres of developable land throughout the Dallas area, which can be used to build nearly 4.4 million square feet of industrial and office space. The company currently owns, manages, or has under development more than 16.5 million square feet of office, industrial, and healthcare space.
