Billingsley Gets Zoning Approval for Mercer Site; Speculative Development Planned

Last December, Billingsley Cos. acquired more than 225 acres at Mercer Crossing, one of the largest land deals of the year. Now the Dallas-based company has successfully rezoned the land for office and industrial use, and will kick off development before the end of the year.

The high-profile site sprawls across Dallas and Farmers Branch at the northwest corner of Interstates 635 and 35-E. About 80 acres have been rezoned for light industrial use; Billingsley plans to start with a 340,000-square-foot speculative distribution center.

Scheduled for completion by the summer of 2014, the project will front I-35 and offer top-of-building signage. George Billingsley, partner, said in a statement that several build-to-suit prospects have expressed interest.

“This land is the best location for industrial users with significant office component in the city,” he said. “Their signage exposure assures brand awareness.”

Overall, plans call for a business park that will accommodate both industrial and corporate campus uses.
