Kids Empire, a secure indoor playground for all children, has opened in a new 18,669-square-foot location at Firewheel Town Center, a regional retail project located at the northeast quadrant of SH-190 (President George Bush Turnpike) and SH-78. Robin Barrow with Weitzman handled lease negotiations for the Garland location as the tenant representative for Kids Empire. Stephan Ktorza and Shelby Dopps with Kidder Matthews acted as the national master broker for the retailer.

Kids Empire will take up 11,703 square feet, and indoor climbing concept Hapik will occupy 6,966 square feet.

INDUSTRIAL

Construction has begun on a $52 million cold storage warehouse at 4450 Logistics Drive in Dallas. The listed owner of the 994,000-square-foot facility is CORE5 Industrial Partners. Ware Malcomb is the listed design firm.

Dalfen has purchased over 1 million square feet in Fort Worth on the heels of selling its recently developed asset at DFW Airport. Built in 2020, Mark IV Commerce Center is a newly constructed, three-building industrial park located at the intersection of I-35 and I-820. AER Manufacturing has leased 80,660 square feet of one building.

California-based digital retailer Best Choice Products has leased up 400,000-square-feet of distribution space for a new shipping hub in Mesquite. Cushman & Wakefield’s Nathan Orbin and Kurt Griffin marketed the project for lease.

APL Logistics Warehouse Management Services leased 121,400-square-feet at Passport Logistics Center – Building 100 in DFW Airport. Blake Kendrick, Sarah Ozanne, and Charles Brewer, with Stream Realty Partners, represented the landlord, Brookfield Properties. Mohr Partners represented the tenant.

Vaquero Plano Miller Partners purchased 78,575-square-feet at 10701 Plano Road in Dallas from Second Cove Plano. Matt Spellman of TIG Real Estate Services was the tenant broker.

RPGC Shiloh has filed a permit to build a nearly 74,000-square-foot warehouse at 2700 Shiloh Road in Richardson. Construction on the $4.6 million build should begin Oct. 19 and wrap up June 2021. Meinhardt & Associates is the listed design firm.

HD Supply Construction Supply leased 32,000-square-feet at 6840 North FM 157 in Venus. NAI Robert Lynn represented the landlord, H.C. Creek. Matt Dornak and Drew Feagin, with Stream Realty Partners, represented the tenant.

Speed Boats of Texas extended its 28,152-square-foot lease at 3231 Commander Drive in Carrollton. Dan Spika of Henry S. Miller Brokerage represented Speed Boats in the 84-month lease. Brett Owens of Transwestern represented the landlord, Colfin Cobalt.

Regal Hardwoods Houston renewed 23,850-square-feet at West Road Business Park – Building 1 in Houston. InSite Realty Partners represented the landlord, EastGroup Properties. Ryan Boozer and Lena Pierce, with Stream Realty Partners, and Heath Donica, with Stream Houston, represented the tenant.

Texas Specialty Beverage leased 18,000-square-feet at 1225 Capital Drive in Carrollton. Eric Crutchfield and Mac Hall with Stream Realty Partners represented the landlord, DRA. Mercer Company represented the tenant.

Erickson Living has filed a construction permit to build 36 independent living units at Coit and Frankford roads in Dallas. Construction on the $6 million 78,754-square-foot project will begin in January and complete in 2023. JHP Architecture/Urban Design will lead the design.

  • Denbury signed a 104,841-square-foot lease for its new headquarters and plans to relocate approximately 300 employees into the new space. Mike Wyatt, Travis Boothe, and Maureen Kelly Cooper of Cushman & Wakefield represented Denbury, Inc. Denbury has subleased three floors from Prosperity Bank and one floor from Aimbridge Hospitality.
  • Prosperity Bank subleased 78,705 square feet to Denbury and will be relocating to 26,253 square feet previously occupied by Aimbridge Hospitality. Robbie Baty and Bill McClung of Cushman & Wakefield represented Prosperity Bank.
  • Aimbridge Hospitality subleased 52,371 square feet to Prosperity Bank, and Denbury Inc. Kristi Waddell with Cawley Partners represented the tenant. Prosperity will be relocating to its new headquarters in Q2 2021.

A Fortune 500 logistics company fully occupies the building. The tenant moved into the newly constructed space in 2018 and expanded into the entire building in 2020 after signing a new 10-year lease, offering the buyer stable rent income over the next decade. Michael Austry and Jared Aubrey of CBRE Capital Markets represented the seller in the transaction.

Prism Health North Texas signed a new, two-floor 12,835-square-foot lease with Healthcare Realty Services Incorporated at 4004 Worth St. in Dallas. Transwestern’s Chris Lipscomb, Laney Underwood, and Brooke Sutherland represented the landlord, and Eliza Solender of Solender/Hall represented the tenant.

RTC2 Partners signed a new 7,353-square-foot lease with Tanglewood Property Co. located at 17950 Preston Road in Dallas. Transwestern’s Michael Griffin represented the landlord.

Three Corners Plaza, a 1.54-acre site at the SouthWest corner of Highway 380 and Coit, has sold. Brandon Trimble and Paul Cooke at The Retail Connection represented the seller.

A construction permit has been filed to build a nearly 8,000-square-foot retail building at The Gate Addition in Frisco. Construction on the $1.25 million project is expected to begin in November and wrap up in June 2021. Conduit A+D is the listed design firm.

Dermatologist Ellen Turner has filed a permit to build an office at 4420 West Lovers Lane in Dallas. The 6,000-square-foot building will also include underground parking. Construction on the $1.8 million project is expected to begin in December and wrap up in December 2021. FBT Architects is leading the design.

J. Rae’s has signed a lease to open its homemade desserts shop to Dallas in The Pavilion on Lovers Lane. The family-owned bakery first opened in Fort Worth in 2008 on West 7th St.

Raising Canes has filed a permit to build a 3,440-square-foot location at 380 N. J. Elmer Weaver Parkway in Cedar Hills. Construction on the $1.5 million restaurant will begin in January and be completed in June 2021. PM Design Group is leading the design.
