NEW CONSTRUCTION

Sam Moon Group has filed a construction permit to start construction on its $85 million JW Marriot Hotel at 800 N. Harwood St. in downtown Dallas. Construction on the new 267-room hotel is anticipated to begin July 1. HKS is the listed design firm.

Beazer Homes Dallas has filed a permit to begin construction on a series of four-story, 33-unit condo buildings at the Gatherings at Plano Gateway at the corner of Wynview Drive and Windgate Boulevard in Plano. Construction on the $14.9 million community is expected to begin this December. Reese Vanderbilt & Associates is the listed design firm. Construction is anticipated to begin July 1.

Lakewood West has filed a permit for a project at 6301 Gaston Ave. to renovate four floors of an office building in the 49,000 square foot building. According to state documents, the project is valued at $2.5 million and expected to begin July 1.

Cityview ENT has filed a construction permit for a 6,880 square foot medical office building at 4920 Overton Commons in Fort Worth. According to state records, the estimated cost of the new construction is $1.8 million. The owner is Dr. Tahir Ali and the design firm is Schwarz Hanson Architects.

INDUSTRIAL

Mars Petcare signed a 611,000 square foot lease at 2801 N. Houston School Road. Efrid Garrison, Adam Faulk, and Paxton Cooksey, of NKF, handled the deal.

Jackson-Shaw, a national real estate development company, announced today that it has leased to a fourth tenant at Parc Northeast, the 434,640-square-foot, four-building, Class A urban-industrial development in Richardson.

Newline Interactive, a Plano-based tech firm, has leased more than 48,160 square feet of commercial space in the Parc Northeast business park near Bush Turnpike. Joshua Barnes, of Holt Lunsford Commercial, negotiated the lease. The Parc Northeast is a project of Jackson-Shaw and GID Real Estate Investments.

Image Micro Spare Parts leased 42,415 square feet at Luna Distribution Center, 2100 Luna Road in Carrollton. Eric Crutchfield and Mac Hall with Stream Realty Partners represented the tenant.

Inovar Packaging Group renewed its 23,487 square foot lease at Northgate II, 10470-10490 Miller Rd. in Dallas. Matt Dornak and Adam Jones with Stream Realty Partners

Printed Threads leased 21,000 square feet at 210 South Fwy in Fort Worth. Forrest Cook and Jeff Rein with Stream Realty Partners represented the landlord, a local Fort Worth investor. Stream’s Brett Carlton represented the tenant, Print Threads.

Fulfillment by Eagle leased 18,898 square feet at Jetstar Service Center, 8181 Jetstar Dr., in Irving. Transwestern represented the landlord, Denver Third Creek. Ryan Boozer and Mac Hall with Stream Realty Partners represented the tenant.

ComSovereign leased 15,289 square feet at 5000 Quorum Drive in Dallas. Ryan Evanich, Chase Lopez, and Brandon Terrell represented the landlord, G&I VIII 5000 Quorum L.P. ICB Properties represented the tenant.

ReBath of Dallas signed a 7,970 square-foot renewal and expansion with SVN Nobbs Ft Dallas in Richardson. The address is 1800 N Glenville Dr. Transwestern Principal Michael Griffin represents the tenant. Mark Aston with Maverick Commercial represents the landlord.

OFFICE

Transwestern was recently awarded a new leasing and management assignment. The property is located at 5525 Lyndon B. Johnson Fwy and is a 111,000 square-foot building. Chris Lipscomb, Matt Hurlbut, and Brooke Sutherland are leasing the building. The Midtown Dallas Class B property is six stories and offers building signage.

Recent renovation work completed at Comerica Bank Tower.

AM RE Syndicate, a boutique specialty reinsurance provider relocating from New York City, has leased 7,967 square feet at the recently renovated Comerica Bank Tower. The tenant was represented by Matt Albritton and Andrew Kelly with TenantBase. Mike Silliman, with M-M Properties, represented the building.

Kenrich Group, a business and litigation consulting firm, leased a 5,702 square feet speculative suite on a recently renovated 30th floor of Comerica Bank Tower.  Kenrich was represented by Matt Craft at Lincoln Property Company. Mike Silliman, with M-M Properties, represented the building.

National construction firm Swinerton leased a 3,838 square feet spec suite for the opening of a Dallas office at Comerica Bank Tower.  Swinerton was represented by Scott Hage with JLL. Mike Silliman, with M-M Properties, represented the building.

RETAIL

Holiday Warehouse leased 29,595 square feet at 2707-2819 W. 15th Street in Plano. Jeremy Cummings and Eric Deuillet, of Structure Commercial, negotiated the lease.

Self Made Training Facility Dallas leased a 13,375 square foot facility at 1925 E. Levee St. in Dallas’ Design District. Younger Partners Tanja McAleavey negotiated the lease with Bates and Myers Co’s Richard Myers and Levee Street Alliance.
