How do top athletes stay on top of their game? They train—and train hard. To be successful in commercial real estate, it’s no different; you must be disciplined, focused, and continuously working to improve your knowledge and processes. The industry is always evolving, especially in Dallas-Fort Worth, one of the nation’s most dynamic and competitive markets.

It’s not a “one size fits all business” but there are some characteristics and habits that serve to separate a few from the rest:

Build strong relationships. Take the time to develop relationships that last. This doesn’t occur overnight; it takes time and effort once the “deal is done” to build a lasting relationship that will fend off the competition for the next opportunity. Develop a good client database, keep it updated, and stay in touch with your clients and associates. You can’t imagine how they will evolve.

• Know your market. Knowledge is everything in commercial real estate. It’s one of a very few industries that operates with relative inefficiency. If you take the time to really learn a market, you have the potential to know more about it than anybody else. Once you do, tenants and landlords will rely on you—and pay you—for this knowledge and expertise.

Have a passion for excellence. It’s not enough to be passionate about real estate; you have to be passionate about being the best! There’s no shortcut to sustained success. Understand your weaknesses and do whatever it takes to overcome them.

• And, finally: Work hard!!
