Known for its large-scale, reuse mixed-use projects in Houston, Triten Real Estate Partners has announced plans to transform property in the far North Dallas Prestonwood neighborhood.
Called Work/Shop, the development will offer two, three-story office buildings totaling 135,000 square-feet of updated office space and 81,500 square-feet of readapted and newly developed ground-level retail space fronting Belt Line Road.
The 12-acre site is home to dining restaurants Mesero, IVY Kitchen and Coal Vines, and independent movie theater LOOK cinema.

TREP has plans to readapt the current location, maximize the 1,000 feet of frontage on Belt Line Road, and develop 14,000 square feet of new, ground-floor retail while fully integrating outdoor amenities. The retail and office portions of the site will be connected by 30,000 square feet of outdoor plaza and activated green space.
The project is a partnership between Triten Real Estate Partners and Catlyn Capital. The design team includes O’Brien Architects as the architect and SMR Landscape Architects, and Studio DWG are the chosen landscape architects.
Amy Pjetrovic, Ryan Smith, and Gabi Shaff from Venture Commercial Real Estate will handle all retail leasing. Holden Lunsford and Dan Pond from Holt Lunsford Commercial will hand all office leasing.
