Chicago Battery Charger Maker Moves Headquarters to DFW

Plus $45 million industrial park planned near Mesquite; new multifamily slated for North Beckley; and more.

Schumacher Electric Corporation is moving its headquarters from a Chicago suburb to Fort Worth. The company makes chargers for batteries.

The company is moving into a space just south of DFW airport at 14200 FAA Blvd that Hillwood developed. The facilities will include a 300,000-square-foot warehouse and a 30,000-square-foot office. The new facility will feature in-house research and development space, an engineering lab, and a garage for real-life simulation testing.

INDUSTRIAL 

BCIF I20 Logistic Park is slated to be built at 35500 LBJ Freeway in Dallas this August, according to state filings. The industrial building will be just over 1 million square feet and cost about $45 million. GSR Andrade Architects will design the building.

Cold Creek Solutions filed a state permit to construct a 374,560-square-foot cold storage distribution building at 5000 Barthold Road in Denton. Construction on the $42.427 million project will begin mid-August and conclude in August 2022. No design firm is currently listed. 

MarkKrause filed a state permit to construct a 220,000-square-foot commercial manufacturing facility at 5001 President George Bush Highway in Sachse. Construction on the $60 million project will begin July 30 and conclude in December 2022. Perkins & Will is the listed design firm. 

The property in Corinth includes raw land suitable for building additional storage units and land could be purchased to expand the Fort Worth property.

A two-property, 162,960-square-foot, 1,321-unit self-storage portfolio, with one located near Interstate 35E in Corinth and the other located near Interstate 35W in Fort Worth, has sold. Brandon Karr with Marcus & Millichap represented the seller and procured the buyer. 

Platinum Construction filed a state permit to construct a 155,857-square-foot self-storage and retail building at 658 W. Interstate 30 in Garland. Construction on the $5.5 million project will begin in November and conclude in July 2022. RKAA Architects is the listed design firm.  

Platinum Construction filed a state permit to construct a 143,776-square-foot, three-story self-storage and retail use building at 4926 Denton Way in Haltom City. Construction on the $5.5 million project will begin in November and conclude in September 2022. RKAA Architects will lead the design.  

Ericsson renewed 48,400 square feet at 121 Lakepointe Crossing in Lewisville. Bob Hagewood and Mac Hall with Stream Realty Partners represented the landlord, Stockbridge. 

ProBuilt Tools leased 42,558 square feet at Gateway East Business Center – Building 1 in Garland. Matt Dornak and Ryan Wolcott with Stream Realty Partners represented the landlord and tenant. 

Select Comfort Retail Corporation expanded its lease by 42,373 square feet at Passport Logistics Center – Building 100 in DFW Airport. Blake Kendrick, Sarah Ozanne, and Charles Brewer with Stream Realty Partners represented the landlord, Brookfield Properties. CBRE represented the tenant.

Marsh Business Park West Building 3

The Cloud Boys Bakery leased 41,245 square feet of industrial flex space in Marsh Business Park West Building 3, located at 1215 Marsh Lane in Carrollton, from NWP TX TT. Brian Pafford with Bradford Commercial Real Estate Services represented the landlord. Nathan Denton of Lee & Associates DFW represented the tenant. 

Skip Jabbar filed a state permit to construct 35,000-square-foot automobile sales and service, parts warehouse, administrative offices, and support areas. Construction on the $6 million will begin in August and conclude in July 2022. VLK Architects is the listed design firm.  

S&S Realty filed a state permit to construct a 20,100-square-foot warehouse and office at 711 East Center Boulevard in DeSoto. Construction on the $2.4 million project will begin in August and conclude in December 2022. Boothe Architects will lead the design.  

Circle-E Facility Services leased 16,541 square feet at Northern Crossing in Fort Worth. George Jennings, Hogan Harrison, and Matt Carthey with Holt Lunsford Commercial represented the landlord, Windsor at Northern Crossing. 

Texas CCS leased 15,964 SF at Parc North – Building 5 in Fort Worth. Seth Koschak, Forrest Cook, and Brett Carlton with Stream Realty Partners represented the landlord, EastGroup Properties. CBRE represented the tenant. 

Capital Eleven filed a state permit to construct a 14,938-square-foot, single-story commercial kitchen and food delivery system in Grapevine at 2850 N. State Highway 121. Construction on the $5.5 million project will begin in September and conclude in early May 2022. CSHQA will lead the design.  

Senior Health Pharmacy leased 10,000 square feet at Riverbend Business Park in Fort Worth. George Jennings and Jake Neal with Holt Lunsford Commercial represented the landlord, Riverbend Business Park.   

3DFORUS leased 7,085 square feet of industrial flex space in Park Forest Business Center, 10500 Merit Dr. in Dallas, from Tyler Family Real Estate Investments. Noah Dodge and Jason Finch of Bradford Commercial Real Estate Services represented the landlord. Chima Ogueri of Holt Lunsford Commercial represented the tenant. 

Blushington Blooms leased 3,000 square feet at Riverbend Business Park in Fort Worth.   George Jennings and Jake Neal with Holt Lunsford Commercial represented the landlord, Riverbend Business Park, LLC.   

Omega Pool Service leased 2,700 square feet at Riverbend Business Park in Fort Worth. George Jennings and Jake Neal with Holt Lunsford Commercial represented the landlord, Riverbend Business Park. 

MULTIFAMILY 

MCRT Trinity filed a state permit to construct a 308,640-square-foot, five-story apartment complex at 2350 North Beckley in Dallas. Construction on the $40 million project will begin in November and conclude in mid-March 2022. WDG Architects will lead the design.  

Joe Engelhardt filed a state permit to construct a 241,429-square-foot, four-story apartment complex at 200 North Main St. in Dallas. Construction on the $32 million project will begin in February 2022 and conclude in late December 2023. Architecture Demarest will lead the design. 

Village of Rowlett

Village of Rowlett, 16,588 mixed-use residential and retail development in Rowlett, has sold. Drew Kile, Joey Tumminello, Will Balthrope, Taylor Hill, Michael Ware, and Grant Raymond with IPA represented the seller, Catalyst Urban Development, and procured the buyer, Buchanan Street Partners. 

Midtown Park

Midtown Park, a 202-unit multifamily at 8550 Midpark Road in Dallas, has sold. Mark Allen of Greystone ISG represented the seller in the transaction.

OFFICE 

Law firm O’Melveny & Myers has leased an entire floor, 25,000 square feet, at Saint Ann Court in the Harwood District. The Dallas office will be led by four new partners, Louis Strubeck Jr., Scott Paul Drake, H. Douglas Wagner, and Gregory Wilkes.

Lino Andreani filed a state permit to construct a 24,500-square-foot set of five single-story office buildings. Construction on the $1.75 million project will begin in August and conclude in December 2023. No design firm is currently listed. 

5555 Rufe Snow

Remington College leased 18,625-square-feet at 5555 Rufe Snow in North Richland Hills. The landlord was represented by Kathy Permenter, Tanja McAleavey, and Parker Morgan at Younger Partners. James Davis with NAI Robert Lynn represented the tenant.  

D.R. Horton filed a state permit to construct a 15,767-square-foot data center at 1411 Wet N Wild Way in Arlington. Construction on the $15 million project will begin in September and conclude in September 2022. No. 10 Design Group is the listed design firm.  

CareReview leased 2,375 square feet of office space in Arlington Downs Tower, 2225 E. Randol Mill Blvd. in Arlington, from Arlington Downs Tower. Richmond Collinsworth and Erik Blais of Bradford Commercial Real Estate Services represented the tenant and landlord, respectively. 

T & G Identification Systems leased 1,623 square feet at Ridglea Office Building in Fort Worth. Marshall Mays with Holt Lunsford Commercial represented the tenant, and Ben Gehrke with Colonial Commercial represented the landlord, Pescador Partners. 

RETAIL

Crunch Fitness leased 34,000 square feet at Sublett Corners Shopping Center, located at 5900 S. Cooper St. in Arlington. Chris Flesner of RESOLUT RE represented the tenant. Easley Waggoner of Venture Commercial represented the landlord. 

Brew City Kitchen & Cocktails leased 7,000 square feet at Bent Tree Hills Shopping Center, located at 3355 Trinity Mills in Dallas. Gavin Fite of RESOLUT RE represented the tenant. John West and Carla Visnick of Sabre Realty Management represented the landlord.

Uptown Cheapskate leased 5,300 square feet at 3340 W. FM 544 to open a new retail location in Woodbridge Crossing. Cameron Mai with Weitzman handled lease negotiations. 

Pegasus Park leased 5,000 square feet in building three to Hidden Gym. The property is located off of Stemmons Freeway in Dallas.  

Erika Ashley Elite Dog Grooming leased 2,158 square feet at 6505 W. Park Blvd in Plano. Kat Morrison represented the landlord, Hartman Income REIT.

Align Martial Arts leased 2,100 square feet at Cedar Hill Village, located at 329 N. Hwy 67 in Cedar Hill. Colin Cannon and Mai Nguyen of RESOLUT RE represented the Landlord.
