California Protective Eyewear Brand Wiley X Plots North Texas Headquarters

Plus: Downtown Dallas lands another massive office deal, a Forney Industrial Park changes hands, and Warby Parker moves into the Knox/Henderson neighborhood.

Wiley X joins a growing list of California-based companies seeking new locations in North Texas. The protective eyewear brand broke ground in Frisco on its new global headquarters manufacturing and distribution site in the Star Business Park.



The brand was founded in 1987 by Army veteran Myles Freeman Sr. with a primary focus on making high-quality protective eyewear for the armed forces and shooting sports. Today its line also includes various other impact-resistant and stylish models tailored for a variety of outdoor pursuits.  The company currently has more than 100 employees on its payroll.

“Wiley X is committed to piloting smart and sustained growth for many years to come, and a central location like Texas is a prime place to call home for our brand,” said Dan Freeman, co-owner, Wiley X.

Wiley X expects to occupy the new space by 2022.

INDUSTRIAL/LAND


Ch Realty IC – Elder Creek I Dallas Dan Morton filed a state permit to construct a 467,541-square-foot concrete tilt-wall office and warehouse shell building at 3637 Dan Morton Drive in Dallas. Construction on the $20 million project will begin in October and conclude in October 2022. Azimuth Architecture will lead the design. 

Forney Industrial Park


A partnership controlled by Dallas developers Roger Gault of Gault Co. and Robert Gunby with RTG Capital has purchased a Forney Industrial Park for an undisclosed amount. The property on U.S. Hwy 80 near FM 548 in Forney, Texas. The development covers 50 acres and includes a 32 building portfolio with 35 tenants, consisting of 311,000 square feet of building area. The buyers are planning various upgrades and improvements to the property and possibly adding additional buildings to the project in the future. Marcus & Millichap handle negotiations.

Dream 84 has acquired three acres at 320 Pinnacle Dr. in Dallas from True Growth Investments. Noah Dodge and Jason Finch of Bradford Commercial Real Estate Services represented the seller in the direct deal.

2040 McKenzie Dr. in Carrollton


Network Wireless Solutions has leased a 129,511-square-foot industrial flex building at 2040 McKenzie Dr. in Carrollton from Link Industrial Properties. Joe Santaularia of Bradford Commercial Real Estate Services represented the tenant. Sarah Ozanne and Mac Hall of Stream Realty Partners represented the landlord.

Optex Systems renewed 44,867 square feet at 9801-9839 Chartwell Drive in Dallas. Ryan Wolcott and Adam Jones with Stream Realty Partners represented the landlord, G&I IX Chartwell. Swearingen Realty Group represented the tenant.

Arrow Distributing leased 39,500 square feet at 9300 Southwest Freeway in Fort Worth. Matt Carthey and Thomas Grafton with Holt Lunsford Commercial represented the owner, Hickman Family. Sarah Lancarte with Lancarte Commercial represented the tenant.

L & W Supply Corporation leased 36,616 square feet of warehouse and office space on 2.03 acres at 1704 Cyprus Street in Haltom City. The landlord is Key Partners, Ltd. of Fort Worth. Dan Spika and Scott Axelrod with the Industrial Division at Henry S. Miller Brokerage represented L & W Supply Corporation in the lease.

Stream ProComputing


ProComputing Corporation leased 20,055 square feet at 1160 Mustang Drive in DFW Airport. ProComputing is a technology company that partners with IT education leaders to bring the latest educational technologies to students and educators throughout Texas. Stream Realty Partners’ Todd Noonan and Jeremy Kelly represented ProComputing in the transaction, while Steve Koldyke and Kacy Jones of CBRE provided representation for the landlord, Clarion Partners.

ECCXI signed a new 19,840 square foot industrial lease at 109 Silent Wings Blvd in Terrell. Transwestern’s Collin Rock represented the landlord.

Oldham Graphic Supply leased 18,000 square at Regal Industrial Center 6 in Dallas. Lee & Associates represented the landlord, Regal Business Center. Sarah Ozanne with Stream Realty Partners represented the tenant.

The Tarrant County Hospital District signed a new 16,000 square foot industrial lease with Adder Felix and The Westover Group at 110 E. Felix in Fort Worth. Transwestern’s Todd Hawpe and Jeff Givens represented the landlord.

Universal Systems leased 10,463 square feet at Markum Business Park in Fort Worth. Kyle Wilks represented the landlord, Markum Business Park. Brett Carlton and Forrest Cook with Stream Realty Partners represented the tenant.

MULTIFAMILY


9010 Markville Drive


A 373-unit apartment complex located at 9010 Markville Dr. in Dallas has sold to ShainRealty Capital, a Los Angeles privately-owned real estate investment firm, for $46.3 million. The 1986-built, Class-B property, located in Northwood Heights near TI. Doug Banerjee of Greysteel brokered the transaction.

Two best-in-class active adult communities, Attiva Denton and Attiva Park, located at 2801 Spencer Road in Denton and 3850 Silverton Circle in Fort Worth, have sold. Newmark’s Ryan Maconachy and Chad Lavender represented the seller, Cortland, in the sale.

Domain Founders Parc, a 285-unit apartment property located within Founders Parc, the newest mixed-use development in Euless, has sold. IPA’s Drew Kile, Joey Tumminello, Will Balthrope, Taylor Hill, and Michael Ware represented the seller, Embrey Partners, and The Carlyle Group, and procured the buyer, American Landmark.

Landmark at Lakeways West filed a state permit to construct a 268,900-square-foot, second phase of apartment buildings with 222 units at 4901 Peninsula Way in Dallas. Construction on the $27.4 million project will begin in July and conclude in December 2022. Womack Hampton Architects will lead the design. 

JPI filed a state permit to construct a 7,998-square-foot apartment leasing/club at 4345 Lindbergh Drive in Haltom City. Construction on the $50 million project will begin in August and conclude in June 2023. UD Architects is the listed design firm.  

OFFICE


VanTrust Real Estate filed a state permit to construct a 265,650-square-foot, 10 story office building at Frisco Station. Construction on the $58 million project will begin in August and conclude in August 2022. BOKA Powell is the listed design firm.  


Granite Tower


Granite Tower, a recently renovated, 241,378-square-foot office asset along the LBJ Freeway corridor in Dallas, has sold. Newmark’s Gary Carr, Robert Hill, Chris Murphy, John Alvarado, and Chase Tagen represented the seller. Located at 4055 Valley View Lane, Granite Tower comprises a 10-story, Class A office tower with a recently renovated lobby and high-end tenant finishes.

Plaza of the Americas


The Federal Deposit Insurance Corporation (FDIC) has signed a long-term 163,005-square-foot office lease at Plaza of the Americas at 600 N. Pearl Street in downtown Dallas. The lease ranks as one of the top five largest leases signed in the CBD over the last 10 years. Transwestern’s Kim Brooks, Justin Miller, Paul Wittorf, and Laney Underwood represented the building owners.


Rockwell Medical leased 51,113 square feet at DFW Trade Center – Building H in Grapevine. Ryan Boozer and Charles Brewer with Stream Realty Partners represented the tenant.

PMG Worldwide renewed its lease of 33,606 square feet at One West 7th in Fort Worth.  Matt Carthey, Geoff Shelton, and Jake Neal with Holt Lunsford Commercial represented the landlord, Carlyle/Cypress West 7th.  Jerry Bolz with Worth Commercial represented the tenant.

North Texas Bank and Trust has broken ground on a 31,000-square foot renovation project at its corporate headquarters and Dallas Banking Center, located at 12900 Preston Road. The international architectural firm Gensler and Plano-based Pacific Builders were appointed to design and renovate the space, which NDBT originally built and opened to the public in 1971. Slated for completion in December 2021, the project includes a complete redesign, reconfiguration, and modernization of its existing bank lobby, teller lines, office space, executive suites, customer and employee lounges, and technologies as well as a relocation of its Drive-In banking facilities.

Crayon Software Experts expanded into 20,962 square feet at Three Forest Plaza in Dallas. Michael Bowles represented the landlord, Hartman Income REIT.

Cottonwood Creek Lot 7 filed a state permit to construct two shell medical office buildings for $4.1451 million at SH-121 and North Watters Road in Allen. Construction on the 15,355-square-foot project will begin in July and conclude in March 2022. Patrick Ahearne will lead the design. 

Concept-Connections renewed its lease of 10,550 square feet at 4201 Bridgeview Drive in Fort Worth. Jake Neal and Matt Carthey represented the tenant. Jack Huff represented the landlord, Northstar Texas Interests.

Encompass of Fort Worth leased 7,467 square feet at One Ridgmar, 6500 West Freeway in Fort Worth.  Geoff Shelton, Matt Carthey, and Jake Neal with Holt Lunsford Commercial represented the owner, Frontier Equity. David Cooke with Cooke Commercial represented the tenant.

Point Energy Partners Operating leased 6,697 square feet at Frost Tower in Fort Worth. Seth Koschak, Chris Doggett, and Cullen Donohue with Stream Realty Partners represented the landlord, 640 Taylor. Cushman & Wakefield represented the tenant.

TPine Leasing Capital signed a new 4,972 square foot office lease at 5605 N. MacArthur Blvd in Las Colinas. Matt Hurlbut with Transwestern represented the landlord, Brookwood Financial Partners.

NC GP renewed its 4,813 square foot office lease at 7701 Las Colinas Ridge in Irving. Transwestern’s Nathan Durham represented the landlord, Regent Properties.

TrueCloud PBX leased 3,072 square feet at 5750 Genesis Court in Frisco. Kelly Lyons and Carley Keiser of Monument Commercial represented the landlord.

RETAIL


RMS Hospitality filed a state permit to construct a 61,840-square-foot, five-story hotel at 555 Airport Freeway in Irving. Construction on the $6.6 million project will begin in August and complete in February 2023. ADR Designs is the listed design firm.  

Maiath Yousif filed a state permit to construct a 14,358-square-foot Auto Plex at 1829 East Plano Parkway in Plano. Construction on the $1.4 million project will begin in August and conclude in late August 2022. No design firm is currently listed.  

Redline Athletics has leased 13,944 square feet at 801 Hammond Street in Grapevine. Chris Flesner and Mai Nguyen of RESOLUT RE represented the tenant. Jeremy Kelly and Sarah Ozanne of Stream Realty Partners represented the landlord.

NewQuest Properties filed a state permit to construct an 11,200-square-foot new building shell at 3701 FM 407 in Bartonville. Construction on the $1.7 million project will begin in August and end in February 2022. Osborn & Vane Architects is the listed design firm.  

OL Texas Restaurants filed a state permit to construct a 7,771-square-foot Ojos Locos Sports Cantina at 11350 LBJ Freeway in Dallas. Construction on the $1.5 million project will begin in August and conclude in February 2022. The Dimension Group will be leading the design.  

James R. Dix filed a state permit to construct a 5,795-square-foot P.F. Chang’s at 2949 Amador Drive in Fort Worth. Construction on the $3.6 million project will begin in August and conclude in February 2022. LDA Design Group will lead the design. 

PWS Holdings 19 filed a state permit to construct a 4,553-square-foot car wash on Teasley Lane in Denton. Construction on the $2.8 million project will begin in September and conclude in May 2022. Design Resources Group is the listed design firm.  

First Hartford Realty Corporation filed a state permit to construct a 4,500-square-foot Wild Fork Foods at FM 544 and Springwell Parkway in Wylie. Construction on the $1.075 million project will begin in July and conclude in November. Genesis Design Group is the listed design firm.  

CityVet, a Dallas-based practice offering exceptional veterinary care and grooming and pet supplies, has leased 4,090 square feet of retail space in Windhaven Plaza, a community retail center located at the northwest corner of Parker Road and the Dallas North Tollway, for a new location. Karen Mitchell and Michael Sweet with Weitzman handled negotiations as exclusive leasing agents for the shopping center. Evan Reynolds with Medical Space Advisors represented the veterinarian practice.

This fall, a new Starbucks Pickup store will open in 2,400 square feet at the historic Fire Station No. 1, 203 Commerce Street in Fort Worth.

Dallas’ newest Warby Parker location on Henderson Avenue.


Warby Parker is expanding its presence in DFW with stores at the Prestonwood Place Mall in Addison and on Henderson Avenue (a relocation from its Warby Parker Classroom just down the road).

Daiquiri Connection has leased 1,862 square feet at Cedar Hill Village, 329 N. Hwy 67 in Cedar Hill. Colin Cannon and Mai Nguyen of RESOLUT RE represented the landlord. Sejal Tailor of BigInk Real Estate represented the tenant.
