Crescent Real Estate has two new tenants to add to the lineup at its new McKinney & Olive building. Blackhill Partners leased 7,699 square feet and Intelis Capital LLC leased 3,703 square feet at the 536,000-square-foot Uptown development that delivered in late 2016.
“Being a mixed-use project in the best location in Uptown gives our customers a real competitive advantage,” Crescent Managing Director John Zogg said. Zogg represented the landlord in the deals. These leases bring McKinney & Olive’s occupancy to 95 percent.
Colliers International Executive Vice President Jihane Boury represented both tenants, who needed additional space for their fast-growing firms, Boury said. Blackhill and Intelis are relocating out of Uptown’s Harwood District.
Investment bank Blackhill has advised on more than $250 billion of mergers, acquisitions, and restructurings since its establishment in 2001. Blackhill moved into Harwood District’s No. 1 at 2651 North Harwood St. in late 2013, according to CoStar. Boury also subleased Blackhill’s Harwood space. Both No. 1’s new tenant and Blackhill will move into their new offices on December 1.
Venture capital firm Intelis specializes in providing capital and operational support to early-stage tech companies. Intelis will move into McKinney & Olive on May 1.
Boury was vice president of leasing and development at Harwood International for 14 years. In February, she transitioned to Colliers International’s tenant representation team.
“I still very much believe in the quality and amenities they have [at Harwood],” Boury said. “I was instrumental in building the Harwood District and I’m still proud of it. But I have to follow the direction given by the client.”
Amenities, first-generation space, and locating in an iconic building were high priorities for both Blackhill and Intelius, Boury said.
Besides occupancy, Zogg said talent retention numbers at McKinney & Olive have been positive. “If you talk to Gardere or some of the other tenants in the building, their retention have improved. It’s a big difference.”
