Crescent Communities Breaks Ground on 314,000 Square-Foot Residential Tower

North Carolina developer Crescent Communities broke ground on its latest local multifamily apartment complex, NOVEL Turtle Creek.

The 314,000 square-foot residential tower is located on the edges of Turtle Creek, Oak Lawn, and Highlight Park at 4251 Irving Ave. The multifamily community will extend 20 floors and house 206 one, two, and three-bedroom units, each averaging roughly 1275 square feet.

“There’s a market here for [larger units],” says Development Director Meghan Janson. “You’re starting to see it through this handful of buildings that have gone a little bigger with some of their units. We’re mimicking that.”

AT&T was the former owner of the build site, previously a single-story, concrete garage near one of their local datacenters. Peter Danna at CBRE brokered the deal. O’Brien Construction is the general contractor behind the build.

When completed, NOVEL Turtle Creek will include an outdoor pool deck, fitness center, resident lounge, and two guest suites for residents’ family and friends. The top two floors will house penthouse units, many of which will feature wet and dry bars, large terraces, wall ovens, and fireplaces. Real wood floors, gas appliances, wine refrigerators, and dry bars are standard for most of the units.

Local project and landscape architecture firms, WDG and TBG Partners, will work alongside Colorado and North Carolina-based designers to execute planned finishes and design elements that Janson hopes will appeal to an older, sophisticated demographic.

“We don’t need to be all things to everyone. We want to be the best thing we can to a certain group,” says Janson. “You see [these high-end amenities and services] across very high-end hotels. We’re trying to tap into that as much as we can.”

NOVEL Turtle Creek is slated for completion during the second quarter of 2022.

The company just opened a seven-story retail and apartment project east of downtown called Novel Deep Ellum.
