Deal Ticker: DFW’s Top Leases, Sales, and New Projects

CanTex Capital has selected Stream Realty to lease 2929 N. Stemmons Freeway and 2929 Irving Boulevard, located in the heart of the Stemmons Corridor, one of the most in-demand locations in Dallas. These dual-purpose buildings total over 92,000-square-feet across two contiguous lots of land. The buildings are strategically positioned two miles from Love Field Airport and less than a mile from U.T. Southwestern, Dallas’ greater Medical District, and Design District.



The buildings will be branded as “Stemmons Design Center,” renovated and then re-tenanted. Hanes Chatham and James Mantzuranis of Stream Realty Partners will be leasing the property on behalf of CanTex Capital.

Industrial/Warehouse

Distribution Management, Inc. leased 191,360 square feet of industrial space at 695 Clover Haven St. in Dallas’ Buckner Park Industrial District. NKF managing director Art Leichner and director Andrew Crites represented the tenant. The landlord, Exeter Property Group, was self-represented.

CanTex Capital purchased two buildings totaling 92,000 square feet on Stemmons Fwy between UT Southwestern and LoveField Airport. The buildings will be branded “Stemmons Design Center,” renovated, then leased.  Stream Realty Partners will partner in the redevelopment and leasing. Hanes Chatham and James Mantzuranis of Stream Realty Partners will represent the landlord in the planned leases to come.

McAdams Investments LLC. purchased 57,120 square feet on Champion Drive in Carrollton from RNS Properties LLC. Mercer Company facilitated the deal. David Guinn represented the buyer, and Keenan Cook represented the seller.

E360 Sport LLC. and ProToCall LLC. leased a combined 28, 313 square feet at 5084 Brush Creek Rd. in Fort Worth. E360 leased 25,000 square feet from EZ Flex LLC. Corby Hodgkiss, with Mercer Company, represented the tenant. ProToCall LLC. leased 3,013 square feet from P. Post & Paddock, Ltd. Amy Smith, with Vasseur Commercial, represented the tenant, and Corby Hodgkiss with Mercer Company represented the landlord.

Ex Serv leased 26,615 square feet on Chancellor Row from John McLeod, Jr. Michael Mayville represented the tenant, and Jeremy Mercer and Turner Peterson with Mercer Company represented the landlord.

Riverbend Properties leased a combined 26,600 square feet at Riverbend Business Park in Fort Worth. The space available was divided across six tenants, all of which renewed their previous leases. Keaton Duhon and Jake Neal with Holt Lunsford Commercial represented Riverbend Properties.

Randall W. Dykes and Michael Ann C. Dykes purchased 25,894 square feet on McEwen Road in Farmers Branch from 4704 LBJ Freeway LLC. Moody Younger Partners represented the buyer, and David Guinn and David Wilganowski with Mercer Company represented the seller.

Supervision Relocation Services LLC. leased 20,250 square feet on 113th in Grand Prairie from Frontier Owner LLC. Corby Hodgkiss, with Mercer Company, represented the tenant.

Air Recycling LLC. leased 15,000 square feet from Vivian Jones Trust Management on Dalworth Street in Arlington. Chris Bly, with Capstone Commercial, represented the tenant. Corby Hodgkiss, with Mercer Company, represented the landlord.

Expressions Furniture Group, Inc. leased 12,396 square feet on Halifax St.  Jeremy Mercer, Turner Petersen, and David Guinn with Mercer Company represented the landlord, KP Argon, LLC.

Vista Property LLC. purchased 9,000 square feet from A&H Smith Inc. on Vantage Street on the edges of Oak Lawn, north of the Trinity River. Colton Wright, with Vista Property, represented the buyer, and David Guinn with Mercer Company represented the seller.

Aquabella LLC leased 8,817 square feet on Hutton Drive in Carrollton. Josh Barnes and Canon Shoults of Holt Lunsford Commercial represented the landlord, Frontier Equity. Michael Haggar of JLL represented the tenant.

PT Medical Technologies, Inc. leased 8,636 square feet on Regency Drive in Irving. Britton Schweitzer, with Clark Real Estate Group, represented the tenant. Jeremy Mercer, with Mercer Company, represented the landlord, Knopf Family Two LP.

GTB Group Incorporated leased 6,342 square feet on Texan Trail in Grapevine from landlord Tarrant County Properties LLC. Corby Hodgkiss, with Mercer Company, represented the tenant.

Rotzler USA Inc. leased 5,737 square feet on Avenue S in Grand Prairie from DCT-TX 2004 RN Portfolio L, LP. Corby Hodgkiss, with Mercer Company, represented the tenant.

OnAsset Intellignece Inc. leased 5,429 square feet on Sterling Street in Irving. Commerce Park Owner LLC. was the landlord. Andrew Johnson, with Mercer Company, represented the tenant.

Shift Motorsports leased 5,000 square feet at Village Creek Business Park in Fort WorthGeorge Jennings and Thomas Grafton with Holt Lunsford Commercial represented the landlord, T Circle 182, LLC. Gary Vasseur, with Vasseur Real Estate, represented the tenant.

Andrew Adams purchased 5,000 square feet on National Drive in Garland from Dwayne and Holly Kimbrell. Ron Putman represented the buyer, and Tucker Cason with Mercer Company represented the seller.

Moverpal Inc. leased 5,000 square feet on Avenue J in Grand Praire from E360 Sport, LLC. Corby Hodgkiss at Mercer Company represented the landlord. Paul Dong, with Century 21 Sunet Group, represented the tenant.
Land

Stonelake Capital Partners, based in Dallas, has acquired an approximately .54-acre tract of development land at 2121 Maple Routh at Woodall Rodgers Freeway. The seller was TFO Realty, LLC. Matthew Rosenfeld with Weitzman handled negotiations for the 23,313-square-foot site.
Office

Naman, Howell, Smith & Lee leased 7,802 square feet at Summit Office Park in Fort Worth. Geoff Shelton and David Cason with Holt Lunsford Commercial represented the landlord, Pennybacker. Grant Irwin NAI represented the tenant.
Retail

AT&T leased 1,860 square feet at 3040 West Camp Wisdom Road in Grand Prairie. Sam Littlejohn and Jeff Lewin of RESOLUT RE represented the landlord. Karla Smith of CBRE represented the tenant.
Misc

Family Gateway has increased its capacity to serve more North Texas families through the opening of the new Simmons Family Gateway Resource Center. The Center, located at 1421 W. Mockingbird Lane, is housed in space that Family Gateway leased from the building owner, Catholic Charities Dallas. Family Gateway was represented in the transaction by Eliza Solender of Solender/Hall, who negotiated the deal with the two non-profits. The seven-year lease is for approximately 6,300 square feet of space.
Multifamily

Casa Bella apartment complex sold to an individual/personal trust.


An individual/personal trust purchased Casa Bella, a 176-unit apartment complex on Peavy Road, near the Casa Linda neighborhood. Nick Fluellen and Bard Hoover, investment specialists in Marcus & Millichap’s Dallas office, represented the seller, a limited liability company. Fluellen and Hoover also represented the buyer.

The Julianat South Pointe, a newly constructed, 225-unit multifamily asset in Mansfield, was sold. IPA’s Kile, Will Balthrope, executive managing director, and Joey Tumminello, director, represented the seller, Carleton Companies and M.R. Development Corp., and procured the buyer, Short Real Estate.
