With the race to build in Uptown heating up, Hines has released designs for the office tower it plans to build in Victory Park. The 23-story, 470,000-square foot project will sit at 2371 Victory Avenue, just north of the company’s One Victory Park building.
The “sloped crystalline structure was designed by Duda/Paine Architects of Durham, N.C. It features 29,000-square-foot floorplates, 10-foot floor-to-ceiling glass, fitness center, conference center, rooftop function area, and plaza and garden space. Other amenities include Interstate 35 visibility and access to major roadways, views in every direction, immediate proximity to DART Light Rail, plus access to the Katy Trail and restaurant, entertainment, and housing options within Victory Park.
Cushman & Wakefield has been selected to oversee leasing. Hines said it expects to begin construction in the fourth quarter, with delivery in early 2017. It has not yet decided whether development would begin without a major tenant in hand.
Known globally as a top-shelf developer, Hines entered the Dallas market in 1982 when it built the mixed-use Galleria complex. It currently owns about 2.8 million square feet of space in North Texas. With offices in 111 cities in 18 countries and controlled assets valued at about $25.2 billion, Hines is one of the largest real estate companies in the world.
