Cypress Waters Spec Building Gets to 95% Occupancy with Latest Lease

Fast-growing test preparation company UWorld will lease 50,000 square feet at 9111 Cypress Waters Blvd.

Real estate development firm Billingsley Co. has been busy at its Cypress Waters project near Interstate 635, signing a 50,000-square-foot lease at Cypress Waters’ most recent speculative office building at 9111 Cypress Waters Blvd.

The new lease for UWorld brings the building’s occupancy to 95 percent. UWorld is an online test preparation company that creates practice questions for college prep and licensing exams. The fast-growing team needed more space as it grows its product offerings. UWorld will move out of its three-floor lease in its Las Colinas office and into a single floor at 9111 Cypress Waters Blvd. in January.

CBRE’s Clay Vaughn and David Glasscock represented UWorld in its office search.

UWorld CEO Chandra Pemmasani credits the move to Cypress Waters’ modern facilities and proximity to retail options.

This lease comes on the heels of Billingsley subleasing Cheddar’s former office in Cypress Waters to Del Frisco’s Restaurant Group Inc. in August. Del Frisco’s will lease the 31,000-square-foot building that was built for Cheddar’s in 2014.

Billingsley complete a new speculative building at 3100 Olympus in the third quarter of 2018. After completion, Delta Cos. will move into the fifth floor. Leasing interest in the building has been strong, according to Billingsley.
