Granite Properties is slated to break ground on a 300,000-square-foot Class A office building early next year.

Called Granite Park IV, it will be the fourth Class A office building within Granite Park, a 3-million-square-foot, mixed-use development at State Highway 121 and the Dallas North Tollway.

It will be the first new project in Granite Park since 2008, said Greg Fuller, chief operating officer of Granite Properties, in a statement. “We feel it’s the right time to move forward,” he said. “Vacancy in this submarket is 5 percent, and the existing buildings at Granite Park are 95 percent leased.”

The project architect is BOKA Powell. Granite plans to choose a contractor for Granite Park IV soon, and expects a 14-month construction period.
