Shippers Warehouse Inc. Moving Corporate Headquarters to Prime Pointe

Duke Realty and Shippers Warehouse Inc. signed a long-term lease for a second location at the southern Dallas County industrial park.

A new, 556,000-square-foot, build-to-suit distribution center development is on the way at Prime Pointe, the 3,000-acre industrial park in southern Dallas County. Duke Realty signed a long-term lease with logistics company Shippers Warehouse Inc. for a second build-to-suit warehouse at the industrial park. The first building, Prime Pointe 1005, is a 589,362-square-foot distribution center and was delivered in April 2016. The new building is planned to be completed in the first quarter of 2018.

After consolidating warehouse and distribution centers from two different locations into Prime Pointe 1005, the Dallas-based logistics company will now be adding more distribution space and its corporate headquarters to the new building.

“Prime Pointe 1005 is an exceptional facility that has helped us improve efficiency in the storage and movement of products for our customers,” Ken Johnson, CEO of Shippers Warehouse, said in a statement. “Soon after we took possession of Prime Pointe 1005, we started talking to Duke Realty about a second building that would provide us with additional rail-served distribution space and could serve as our corporate headquarters.”

The new building will include 86 dock doors, one drive-in door, and five rail doors, and the corporate headquarters will be located among the 17,500 square feet of provided office space. The property will include space for 130 cars, 132 trailer spaces, and a 185-foot truck court to accommodate loading.

“This additional activity at Prime Pointe is very exciting, because it helps reinforce the benefits this location offers businesses in terms of immediate highway and rail access, a business-friendly environment, and a robust workforce,” Mike Rader, president of Prime Rail Interests, said in a statement. “We appreciate both Shippers and Duke Realty choosing Prime Pointe for another building and making this Shippers’ corporate campus.”

Shippers Warehouse Inc. operates over 5 million square feet of distribution space across the country in 11 different facilities. Al Leon and Larry Leon of Logistics Realty represented the tenant in the deal and Duke Realty was represented by Matt Hyman.
