And families moving here from the West Coast have been burned before, Reissler says. with prices in the San Diego area down as much as 35 percent. Those with homes to sell on the East Coast have to wait on a notoriously slow market. By comparison, Col-leyville is relocation heaven. Those moving out can sell their homes in an average of 90 days without losing a dime. Reissler has sold three homes in Colleyville in the past four months totaling over $1 million, and he says the owners have made money on each sale.

One very typical Colleyville sale is 2903 Summertree Ln., which was listed for $367,900 and sold for $332,000 on March 25, 1996. Michael Brady, an agent with Century 21 Leading Edge, had sold the house three years before to the family when Burlington Northern transferred them to the Dallas area. A new job with General Electric required a move out of town, but Brady found a buyer relocating to Dallas-Fort Worth from California and managed to make his seller $42,000 on the deal.

The neighborhood made the sale, Brady says, although the home itself has some unique features for the area. Behind its traditional outside decor are contemporary features inside. as well as an elaborate pool and swim-up bar.

Reissler made a carbon-copy sale at 4604 Shady Creek Ln., which was listed for $339,900 and sold for $326,900 on May 15, 1996. Reissler had sold this house before, a four-bedroom traditional home built in 1987 featuring a gourmet kitchen and master suite with fireplace.

Gail Muller. a 12-year Col-leyville resident, sells homes there for The Prudential Texas Properties. She says that in addition to resale value, a great school system and access to the airport and Las Colinas, Col-leyville offers a small-town community lifestyle that appeals to high-powered executives when it’s time to slow down after the work week.

In the Summertree area, a 60-home subdivision with properties in the $300,000 to $500,000 range, kids walk to school along a landscaped path, fish in community ponds and participate in neighborhood activities such as 1 an Easter egg hunt, a Fourth of July parade and Christmas caroling organized by the active neighborhood association.

“It’s just a nice town to have your children grow up in,” says Muller.
