An affiliate of Berkeley Investments is seeking to sell 1700 Pacific, and has selected the CBRE team of John Alvarado, Gary Carr, and Erick Mackey to market it.
The 49-story downtown Dallas tower totals nearly 1.4 million square feet and is bordered by Pacific Avenue, St. Paul, Ervay, and Elm streets. It’s two blocks from two DART light-rail stations and close to Stone Street Gardens.
The property is about half-occupied. Tenants includeAkin Gump Strauss Hauer & Feld LLP, Neiman Marcus, and Apex Clearing Corp. It’s on the tunnel system and in the Main Street corridor, which is seeing a burst of redevelopment activity.
