Where Upscale and Cozy Meet

On a winding, tree-lined street in Dallas’ coveted Bluffview neighborhood, among a cove of custom homes, sits 4316 North Cresthaven Road. The beautifully renovated home, built in 1940, was taken down to the studs for a remodel last year. The result? The perfect blend of upscale and cozy. Once you arrive, you’ll feel as if you’re walking up to a charming cottage-style home, only updated. And in some ways, it has kept the original cottage feel. But once inside, it becomes clear that you are in a modern, 3,372-square-foot home filled with every luxury amenity.

To begin, the home’s exterior is reason enough to make an offer before you ever turn the key. An Austin stone façade, an inviting covered front porch with stone steps and walkway, and a wall of windows with a glass, double front door set the tone. Inside, a sense of ease and comfort envelop you, thanks to thoughtful design and intentional appointments throughout.

Large windows bring in tons of natural light that bounce off the white oak hardwood floors and fresh, white walls. The formal living and dining areas combine for ease of family living or entertaining. The showstopper in this home is, unarguably, its kitchen. Wooden beams salvaged and restored from an old barn line the ceiling. The kitchen features a soothing palette of white and soft greys, custom white cabinetry, a gourmet gas range, and a large island with bar area for casual dining.  The kitchen opens to a more casual living area with a stone fireplace, storage, a wall of windows with patio access, and more of those gorgeous ceiling beams.

The oversized primary suite features a wood-burning fireplace, and the adjoining bath rivals that in any luxury hotel. Birch-patterned wallpaper, an abundance of windows, a free-standing tub tucked behind a tile wall, separate vanities, fireplace, wood ceiling beams, and a skylight that channels soothing natural light, are only some of the noteworthy features. With two secondary bedrooms and baths, there is plenty of room for guests, or convert one of the bedrooms to suit your family’s needs, creating a home office or small exercise room.

Outdoors is a scenic respite and retreat. The home sits on a deep lot and is artfully landscaped with synthetic turf, trees, gravel paths, and a pavestone drive. Spacious guest quarters are tucked away above the three-car garage behind the home. A large wooden deck is the perfect spot for morning coffee or an evening cocktail.

Inside and out, each room at 4316 North Cresthaven Road is spacious and generously appointed, with each detail hand-selected and carefully incorporated. It is a sanctuary in the truest sense of the word.

Frada Sandler

214-616-6476 | [email protected]

Frada Sandler is what you might call a Jackie-of-all-trades. The second-generation Dallasite, who still lives in the Preston Royal/Forest area where she grew up, has been in residential real estate for 15+ years. But before and during that time, she designed and produced a line of women’s workout clothes, taught art, designed invitations and catalogues, and more. It’s this creative, proactive, and detail-oriented nature that makes her such an extraordinary ally to her clients. As an artist, Frada is trained to see space differently and can help others see potential where they see none.

Her real estate accomplishments include being on the original sales team of One Arts Plaza, the first luxury condo building in the Dallas Arts District. They successfully sold 70 percent of the building. Frada was also on the sales team of the W Residences and the House in Victory Park. (Sidebar: she is afraid of heights, yet plowed through to get the job done!) From luxury high-rises to small cottages and condos, Frada has sold it all. She is very familiar with the metroplex, and all it has to offer and loves to show clients neighborhoods that may be new to them.

After attending the Greenhill School, Frada earned her Bachelor of Fine Arts degree from the University of Texas at Austin. She has been a Top Producer for DPMRE and a D Best agent for several years running. When she’s not selling real estate, Frada is volunteering, painting or making woodblock prints, doing yoga, gardening or spending time with her husband, Alan, and pugs, Max and Lillie.
