Atlanta-based Developer Launching New Spec Distribution Facility in South Dallas

Atlanta-based Robinson Weeks Partners is launching construction on a new speculative distribution facility in South Dallas. The 410,102-square-foot development will be located on 30 acres south of I-20 at 4501 Cleveland Road with plans to be completed in late 2022. 

“As one of America’s largest and fastest-growing metro areas, Dallas is attracting industrial users looking to leverage the region’s premium location advantage and expansive infrastructure network,” said Tyler Jones, senior VP of acquisitions and development.

Speculative development makes up a significant share of new industrial development as the appetite for move-in ready space grows for tenants. Dallas currently has a vacancy rate of 4.6% as record-breaking demand continues to outrun supply.

Industrial

The Rios Group renews its lease of 20,000 square feet at Riverbend Business Park in Fort Worth. William Wilson and George Jennings with Holt Lunsford Commercial represented the landlord, Riverbend Properties. 

City Wide Mechanical has signed a new 15,985 square foot industrial lease at Addison Tech Center. Barrett Bufkin and Jake McMillon of esrp represented the tenant, and Josh Barnes and Blake Toriani of Holt Lunsford represented the landlord in lease negotiations.

Broadbent renewed its lease of 9,000 square feet at Riverbend Business Park in Fort Worth. William Wilson and George Jennings with Holt Lunsford Commercial represented the landlord, Riverbend Properties. 

Fort Worth Fabric Studio renewed its lease of 7,200 square feet at Riverbend Business Park located in Fort Worth. William Wilson and George Jennings with Holt Lunsford Commercial represented the landlord, Riverbend Properties. 

Chosen Ones renewed its 6,000 square foot lease at Riverbend Business Park located in Fort Worth. William Wilson and George Jennings with Holt Lunsford Commercial represented the landlord, Riverbend Properties. 

Lone Wolf Technologies leased 3,600 square feet of space from Riverbend Properties at Riverbend Business Park in Fort Worth. William Wilson and George Jennings with Holt Lunsford Commercial represented the landlord.

Lightrider Electric negotiates a 3,000 square foot lease with Americo Argyle. The industrial space is located at Forum Business Park, 4687 Johnson Lane, Argyle. Brandon Alexander and Jason Finch represented the landlord in the direct deal.

Dynamic Systems renewed its lease of 3,000 square feet at Riverbend Business Park in Fort Worth. William Wilson and George Jennings with Holt Lunsford Commercial represented the landlord, Riverbend Properties. 

Larry Stinson Plumbing renewed its lease of 2,400 square feet at Riverbend Business Park in Fort Worth. William Wilson and George Jennings with Holt Lunsford Commercial represented the landlord, Riverbend Properties.  

Modern West Construction renews its 2,000 square foot lease at Riverbend Business Park in Fort Worth. William Wilson and George Jennings with Holt Lunsford Commercial represented the landlord, Riverbend Properties. 

Kenny Tyler renewed its lease of 1,400 square feet at 303 Associates in Arlington. William Wilson and George Jennings with Holt Lunsford Commercial represented the landlord, 303 Associates. 

Vincent Van Ha renewed its lease of 1,400 square feet at 303 Associates in Arlington. William Wilson and George Jennings with Holt Lunsford Commercial represented the landlord, 303 Associates. 

Steve Hudson renews its lease of 1,000 square feet at 303 Associates in Arlington. William Wilson and George Jennings with Holt Lunsford Commercial represented the landlord, 303 Associates. 

Kent C. Holiman dba KC Enterprises renews its 1,000 square foot lease located at 303 Associates in Arlington. William Wilson and George Jennings with Holt Lunsford Commercial represented the landlord, 303 Associates. 

Nerd Tech Solutions leases 1,000 square feet of industrial space located at 303 Associates in Arlington. William Wilson and George Jennings with Holt Lunsford Commercial represented the landlord, 303 Associates. 

Office

HDR continues in partnership with Amber Trail Office Park in renewing its lease with plans to expand at 17111 Preston Road. The expansion space combined with the existing full-floor space totals approximately 39,000 square feet. Leander Johnson and Harry Lake of Koa Partners represented the landlord, while Kelley Kackley and Fiona Forkner of JLL represented the tenant.

Buether, Joe & Counselors, an intellectual property, negotiated a lease extension of 5,647 square feet at 1700 Pacific Avenue in Dallas. John Pelletier and Natalie Bode of ESRP represented the tenant. Ashley Curry, Lauren Halstedt, and James Esquivel of JLL represented the landlord.

Paint Rock Royalty renews its lease of 3,267 square feet at Summit Office Park FW in Fort Worth. Jake Neal and Matt Carthey with Holt Lunsford Commercial represented the landlord, Pennybacker Capital. Gibson Duwe with Transwestern represented the tenant. 

Bee & Brew leases 2,827 square feet of office space at 217 North Rupert Street in Fort Worth.  Blake Lloyd and Jake Neal with Holt Lunsford Commercial represented the landlord, Cullen Rupert in the deal. 

Law Offices of Aron Phillips negotiates a 1,586 square foot lease at the Livestock Exchange Building in Fort Worth. Jake Neal and Reilly Clark with Holt Lunsford Commercial represented the landlord, Hickman Investments. Max Schwartzstein with Providential Realty Partners represented the tenant.  

Heather D. Perez renews its 1,208 square foot lease at Quorum West in Fort Worth. Jake Neal and Matt Carthey with Holt Lunsford Commercial represented the landlord, Hickman Investments in the transaction. 

Trinity Vision has leased 1,055 square feet of office space in Trinity Mills Professional Park at 2765 E. Trinity Mills Rd. Building 300 in Carrollton, from VP 2761 Trinity Mills Road. Jason Finch represented the landlord in the direct deal.

Retail

Caesars II leased 1,756 square feet of retail space at 6221 McCart Ave. in Fort Worth from DM Residential. Nick Talley represented the landlord in the direct deal.

Renew Weight Loss Marketing has leased 827 square feet at the Lincoln Village Shopping Center in Fort Worth. Tracy Gray and Reilly Clark with Holt Lunsford Commercial represented the landlord, Kent Perkins. Rance Halfmann with JP & Associates represented the tenant.  

On behalf of a public pension fund client, CenterSquare Investment Management has purchased Arbor Crossing, a 19,2660-square-foot neighborhood retail center located at 5810 Long Prairie Road in Flower Mound. The seller, a Dallas-based LLC, was represented by Scott Remphrey with Brytar Cos. along with Michelle Caplan and Matthew Rosenfeld with Weitzman. Rob Holuba, Patrick Camporini, Victoria Taylor Madrid, and Justin Okumus with CenterSquare Investment Management handled negotiations for the purchaser.
