The Former Richards Group Picks Deep Ellum for Its New HQ

Westdale Real Estate Investment and ManagementIvanhoé Cambridge, and Hines have announced that TRG will relocate its headquarters to The Stack Deep Ellum. The ad agency formerly known as The Richards Group has signed a long-term lease for 101,808 square feet at the new 16-story tower. TRG was represented in negotiations by Robert Blount and Andy Leatherman of JLL, and The Stack was represented by ALT+CO.

“TRG is a Dallas agency through and through, and we chose earlier this year to build on our successful refresh in 2021 by joining The Stack Deep Ellum,” said Glenn Dady, TRG CEO, in a statement. “The neighborhood’s energy and the excitement of the surrounding thriving businesses in the heart of the city we love make it the perfect place to continue growing creatively, in a unique space that puts us at the forefront of the advertising landscape. We’re thrilled to move to our new home early next year.”

INDUSTRIAL

Scannell Properties will break ground in April on 820 Crossing. The 355,000-square-foot warehouse will sit at the intersection of Loop 820 and Highway 377 in Haltom City, offering multiple ingress and egress options and high visibility. It also offers easy access to downtown Fort Worth (about 8 miles away) and DFW International Airport (about 14 miles away). The new building will feature 36-foot clear heights, 62 dock doors, two drive-in ramps, and a 185-foot truck court. It also will feature 96 trailer positions, with the ability to add 40 more. “Development in the Meacham/Fossil Creek area is extremely constrained due to land availability, and few sites remain for new construction,” said Forrest Cook, who along with Stream Realty Partners colleagues Sarah Ozanne and Jeff Rein have been tapped to oversee leasing. “The building’s configuration, location, and amenities make us confident that this project will meet the needs of the surrounding tenant base and be a huge success for Scannell.”  

Stream Realty Partners has secured a 376,782-square-foot lease for an undisclosed company at North Quarter 35 on behalf of its client, M2G Ventures. The two-building, Class A industrial project is within Fort Worth’s Alliance Corridor. Stream’s Seth Koschak, Forrest Cook, and Brett Carlton represented North Quarter 35 in the deal. The firm also provides property and construction management for the project for M2G.

Little Bipsy has leased 65,973 square feet at 3601 N. McDonald St. in McKinney. Stephen Cooper and Dave Peterson of NAI Robert Lynn represented the landlord. Kelly Lyons and Carley Keiser of Monument Realty Commercial represented the tenant.

Patriot Erectors renewed its lease of 12,000 square feet at Riverbend Business Park in Fort Worth. William Wilson and George Jennings with Holt Lunsford Commercial represented the landlord, Riverbend Properties. 

Cowtown Gear leased 4,600 square feet at CP-2653-2657 Warfield St.in Fort Worth.  Trey Goodspeed and George Jennings with Holt Lunsford Commercial represented the landlord, Crescent Partners. 

OFFICE

Ambiance Textiles renewed its 14,775 square foot lease at 200 North Vacek Street in Fort Worth.  J. David Cason and Jake Neal with Holt Lunsford Commercial represented the tenant. 

Wilkins Innovative Conceptual Designs renewed its lease of 2,400 square feet at Riverbend Business Park in Fort Worth.  William Wilson and George Jennings with Holt Lunsford Commercial represented the landlord, Riverbend Properties. 

Mark G. Blahitka Crestline Construction renewed its lease of 2,250 square feet at Riverbend Business Park.  William Wilson and George Jennings with Holt Lunsford Commercial represented the landlord, Riverbend Properties.

RETAIL

Hope Brothers leased 1,206 square feet at Lincoln Village Shopping Center in Fort Worth. Reilly Clark and Tracy Gray with Holt Lunsford Commercial represented the landlord, Kent Perkins.
