Clients of Madison Title Agency Texas, which is part of the Madison Commercial Real Estate Services (MCRES) family of brands, benefit from the company’s signature guiding philosophy of the “Three C’s” –Communicate, Collaborate, and Close.

“It’s about developing relationships and being there for our clients,” says Samuel Herskovits, executive vice president. “We are all about collaboration, internally and externally. Most title agencies service one area or niche; we are different in that we are a full-service agency handling all types of real estate transactions throughout Texas and nationwide, because we have the power of MCRES behind us.” That allows Madison Title Agency Texas to offer more than just title insurance—cost segregation, lease abstracting, 1031 exchanges, and more are all part of the suite of services available to clients.

Madison Title Agency Texas handled more than 600 commercial title transactions in 2022, and facilitated commercial deals of all sizes. Through its sister company Madison SPECS, more than 400 cost segregation studies have been performed, and through LeaseProbe Real Diligence, another sister company, hundreds of leases have been abstracted, just in 2022 alone. The agency’s expertise in its core services is the reason the company develops its strong connection with clients.

“We have individuals with expertise in each area, but we’re all unified under the MCRES brand. This allows team members to offer targeted expertise in their area of knowledge, while collaborating with the rest of our experts as needed,” Herskovits says. “This is something our clients truly appreciate. Our services go much further than a signed deal. We are on the commercial real estate investment journey with our clients far beyond closing. With Texas locations in Dallas and Houston, each Madison Title Agency Texas office is operated as its own entity, but with the support of a large corporate office in New Jersey. When Dallas clients are in need of any service, they work personally with seasoned Dallas team members. “Clients love our transparency, from the moment an order is opened until closing” Herskovits says. “We are honest and upfront throughout each transaction, and we are extremely flexible and creative when it comes to finding solutions. One of our strengths is our out-of-the-box thinking.”

And although Madison Title Agency Texas is a high-volume company, it operates more like a family-run, boutique shop and has done so since the Dallas office was established nearly 15 years ago. “Most of our clients have grown with us,” Herskovits says. “For us, every client relationship is deep, personal, and appreciated. We never take their business for granted. For us, it’s not about the single deal—it’s about the relationships.
