Hot Property: A Tranquil Dwelling in an Exclusive North Dallas Neighborhood

From Preston Hollow to Melshire Estates, North Dallas is known for its covetable residences and tight-knit communities. Today, we’re going inside the gates of a lesser-known neighborhood: North 40th Place. This secluded, serene enclave just off Frankford Road is filled with multi-acre properties and elegant estates.

This land was once full of grazing cattle and was known as Oakdale Farm. In 1966, Ross Forney bought the farm, divided it into eight exclusive lots, invited prominent families to move in, and added amenities like a stable and tennis court. In the decades since, several notable Dallasites have called North 40th Place home, including Toni + Guy co-founder Guy Mascolo. His custom-built estate, known as the M Mansion, re-sold in July for $4.9 million.

Today, the neighborhood still feels ranch-like. It’s situated on a flood plain, and the bright green lawns are dappled with storied trees. A branch of White Rock Creek, which stretches from Lakewood to Prosper, flows nearby.

Realtors Jonathan Rosen and Melissa Platt paint an idyllic picture of life at North 40th Place: “Dozens of children have been raised here over the years. They enjoyed building club and treehouses in the woods; swimming, fishing, and skipping rocks in the creek; riding bikes, go-carts, and 4-wheelers across the land; and attending barn dances, birthday parties, and more.”

While some residences here are grandiose, like the aforementioned M Mansion, we’re centering on 5570 North 40th Place, a more understated home. (As understated as a nearly 7,000 square foot home can be, at least.) This 1977 build has a midcentury-inspired façade, and an extensive remodel in 2002 refreshed both the exterior and interior. Now, the peaceful landscaping includes an abundance of trees and walking paths that snake through the lawn.

Inside, this home channels a laid-back, California cool aesthetic with a mix of light wood, white walls, and exposed beams. Each room has huge windows to showcase the foliage outside, and the living area has an entire wall of glass that offers an uninterrupted view of the backyard. Start exploring, and you’ll find a primary suite with dual bathrooms and walk-in closets, a kitchen with a sleek breakfast bar, a media room with a movie screen, a thousand-bottle wine cellar, and a sauna. In the backyard, there’s a greenhouse, a guesthouse, and a workshop.
