Urban Logistics Realty Begins Construction on Two-Building Industrial Park Alcott Logistics Station

Urban Logistics Realty has broken ground on the 918,213-square-foot, two-building industrial park Alcott Logistics Station at the Southwest corner of E. Scyene Road and Faithon P. Lucas Sr. Boulevard in Mesquite.

Building D will total 592,995 square feet and Building B will total 325,218 square feet. Jason Nunley, Adam Herrin, and Drew Feagin with Urban Logistics Realty will head project development. Kacy Jones, John Hendricks, and Trevor Atkins with CBRE will handle leasing and marketing.

Once completed, the industrial park will accommodate 1,625 workers. Alcott Logistics Station is the second project to be completed by Urban Logistics in Mesquite. In early 2021, the company delivered Urban District 30, a 977,013-square-foot industrial park.

“We couldn’t be more excited to kickstart Alcott Logistics Station in Mesquite,” said Jason Nunley, co-owner and managing partner at Urban Logistics Realty. “With the success of our Urban District 30 development, it made total sense to partner with the City of Mesquite to activate this site in such a dynamic location.

“The naming of the project pays homage to A.R. Alcott, who filed the first plat in the township of Mesquite in 1873, and we thought a great symbol of the growth that continues to occur. The city has been a delight to work with and we are confident it will be a big win for everyone.”

INDUSTRIAL

CanTex Capital has acquired two industrial buildings totaling more than 400,000 square feet on 17.5 acres in the Brookhollow submarket at 2205-2255 E. Pioneer Drive and 600 N. Wildwood Drive in Irving. NAI Robert Lynn‘s Chase Miller and Robert Blankinship put the deal together.

Alcon Research renewed its lease of 262,500 square feet at SCRS Fort Worth Industrial in Fort Worth. Thomas Grafton and Matt Carthey with Holt Lunsford Commercial represented the landlord, SCRS Fort Worth Industrial. Allyson Gump and Randy Hogan with Colliers International represented the tenant.  

Village Farms renewed its lease of 59,928 square feet at Windsor at Northern Crossing in Fort Worth. George Jennings and Matt Carthey with Holt Lunsford Commercial represented the landlord, GID. Becky Thompson with Lee & Associates represented the tenant.   

Texas Office Installation renewed its lease of 27,000 square feet at Riverbend Business Park in Fort Worth. William Wilson and George Jennings with Holt Lunsford Commercial represented the landlord, Riverbend Properties

John C. Tucker Co. leased 12,000 square feet at Suffolk Business Park in Fort Worth. Thomas Grafton and George Jennings with Holt Lunsford Commercial represented the landlord, Birtcher Anderson

TNT Crane & Rigging renewed its lease of 11,748 square feet at Riverside in Fort Worth. George Jennings with Holt Lunsford Commercial represented the landlord, Hearthstone Properties. Pete Richardson with Primera Cos. represented the tenant.  

MULTIFAMILY

Marcus & Millichap has orchestrated a $120 million sale of seven DFW multifamily properties totaling 1,162 units. Al Silva, senior managing director, and Ford Braly, first vice president, in the firm’s Fort Worth office represented the sellers and procured the buyers.

 The properties include:

  • 484 units at Meadow Ridge in Fort Worth
  • 265 units at the Villas at Cantamar in Fort Worth
  • 94 units at The Bristols in Hurst
  • 88 units at La Ventana on Rochelle in Irving
  • 87 units at La Ventana in Dallas
  • 80 units at In Place in Dallas
  • 64 units at the Colony on Rochelle in Irving

Homebuilder Ashton Woods will construct the 112-homesite Watters Edge at The Farm situated on a 135-acre mixed-use development in Allen at the northwest corner of Alma Drive and Ridgeview Drive.

The homes, which will be built at The Farm in Allen, near 1.6 million square feet of office space, 142,000 square feet of retail space, a 150-room hotel, and 60,000 square feet of restaurants. Homes will start in the mid-$300,000s.

Darwin German Real Estate Investments has acquired The Citadel Apartments, an 80-unit residential complex located at 6104 Lyndon B Johnson Freeway in Dallas.

OFFICE

Restaurant Properties Group has sold an 85,000-square-foot office building at 2929 North Central Expressway in Richardson. Andy Anderson, principal, represented the purchaser TPH 2929 NCX and Tom Strohbehn of Younger Partners represented TH/CREA 2929 NCX, the seller.

Cash Call has signed a 40,000-square-foot renewal located at 3660 Regent Blvd. John Dickenson and Jack Beare with Holt Lunsford Commercial represented the landlord. 

TESTEQUITY leased 21,851 square feet at Corporate Centre at the Crossing in North Richland Hills. Geoff Shelton and Matt Carthey with Holt Lunsford Commercial represented the landlord, Capital Commercial

AEROTEK leased 9,026 square feet at Corporate Centre at the Crossing in North Richland Hills. Geoff Shelton and Matt Carthey with Holt Lunsford Commercial represented the landlord, Capital Commercial. Travis Booth and Ryan O’Keefe with Cushman & Wakefield represented the tenant. 

Center for Transforming Lives leased 4,783 square feet at Fossil Creek I & II in Fort Worth. Jake Neal and Reilly Clark with Holt Lunsford Commercial represented the landlord, Fossil Creek Business Park

Cofer Luster Law Firm leased 4,413 square feet at Tindall Square in Fort Worth. Jake Neal, Geoff Shelton, and Matt Carthey with Holt Lunsford Commercial represented the landlord, Ellison Office Partners

OFFERPAD renewed its lease of 4,375 square feet at Las Colinas Commons in Irving. Geoff Shelton and Marshall Mays with Holt Lunsford Commercial represented the landlord, West Walnut Hill. Tor Erickson with Cresa Global represented the tenant.

McCauley Bond Agency has signed a 3,000-square-foot lease in Midtown Office Center. John Dickenson and Mason Pritcher with Holt Lunsford Commercial represented the landlord. 

Cross Architects has signed a 3,000-square-foot lease in CityView Corporate Center. James Engels and Dan Pond with Holt Lunsford Commercial represented the landlord. 

RETAIL

V A V Investments sold Silver Creek Corner, Texas at Fort Worth totaling 9,260 square feet. Tracy Gray with Holt Lunsford Commercial represented the seller, V A V Investments, LLC.

BLV Capital leased 2,885 square feet at 5736 Camp Bowie in Fort Worth. Reilly Clark and Tracy Gray with Holt Lunsford Commercial represented the tenant.
