Total Office Solutions, a leading commercial moving and office furniture sales firm, consolidate its multiple locations across Dallas-Fort Worth to secure a headquarters at Stadium Logistics Center, 2201 Chemsearch Blvd. in Irving. The company signed a long-term 329,358-square-foot lease.
In addition to their office and operations headquarters, Total Office Solutions’ new location will include the largest office furniture sales showroom in the Southwest. It will also serve major client needs with dedicated areas for client storage, hotel project fulfillment, shops for furniture repair, upholstery, and cleaning.

INDUSTRIAL
GLP Capital Partners has purchased the Speedway Distribution Center at 16101 Three Wide Drive. A Sam’s Club shipping center occupies the 730,000-square-foot industrial building.
California-based PS Business Parks Inc. purchased the more than 717,000-square-foot Port America industrial campus near State Highway 114 in Grapevine.
Future Foam renewed 219,000 square feet at 8401 Ambassador Row in Dallas. Jason Moser with Stream Realty Partners represented the landlord, JLK.
HemaSource leased 171,250 square feet at 1201 Big Town Boulevard in Dallas. Matt Dornak and Adam Jones with Stream Realty Partners represented the landlord, Alpha Industrial Properties. Cushman & Wakefield represented the tenant.
JB Hudco, a third-party logistics firm managing clients’ warehousing, fulfillment, and distribution needs, has expanded to a new industrial space in Carrollton at 4717 Plano Parkway. NAI Robert Lynn’s Chad Albert represented the tenant in the deal, providing 162,000 square feet of additional warehouse space for its current expansion needs.
Red River Distribution leased 133,500 square feet at 3401 Garden Brook Drive in Farmers Branch. Garrison Efird and Jim Cooksey with Newmark represented the tenant.
B.I.G. Logistics signed a lease extension for 119,717 square feet and expansion of 103,283 square feet at 1000 N. 28th Avenue in Irving, taking entire possession of the 223,000 square foot building on the grounds of DFW International Airport. Brad Struck and John Pelletier of esrp negotiated the lease.
BBH Capital Investments purchased the 41,178 square foot Industrial Building at 2932 W. Division Street in Arlington. Troy Morgan and Brian Hanie of Structure Commercial represented the buyer, and Slater Howe of Worth Commercial represented the seller.
Deluxe Corporation leased 31,649 square feet at Metroplex Tech Center 1 in Carrolton. Newmark’s Jim Graham, Jim Damiani, Andrew Commers, Ryan Bohrer, Steve Shepherd, Maura Carland, and Matt Elder represented the tenant. Transwestern represented the landlord.
Westwood Restoration leased 14,095 square feet at Park West Crossing – Building B in Coppell. Jeremy Kelly and Lena Pierce with Stream Realty Partners represented the landlord, ML Realty Partners.

LAND
Tulsa-based American Residential Group has purchased one of the last lakeside development sites in Las Colinas’ Urban Center. The group purchased the more than 5-acre property on Las Colinas Boulevard at the south end of Lake Carolyn.
An undisclosed buyer has purchased 2.54 acres at 131 East Ovilla Road in Red Oak. Brian Sladek and Chris Flesner of RESOLUT RE represented the Buyer.
AK Indoor Sports has acquired 1.7 acres at 2620 N. Interstate 35 E in Carrollton from Joshua Joseph. Jason Finch of Bradford Commercial Real Estate Services represented the seller in the direct deal.
Popeyes purchased the 26,275 square foot pad site at 1445 E. Belt Line Road in Richardson. Eric Deuillet and John Hiller of Structure Commercial represented the owner, and Max Keffer and Alden Harris of Shop Companies represented the purchaser.
MULTIFAMILY
Brookside Apartments, a 288-unit residential complex located at 2505 Thomason Circle in Arlington, has sold. Darwin German Real Estate Investments negotiated the deal.
Rio Vista, a 246-unit apartment asset in the northeast suburbs of Fort Worth, has sold. Al Silva and Ford Braly, with the Silva Multifamily Team of Marcus & Millichap, represented the seller, Florida-based Greenwater Investments, and procured the buyer, a California-based real estate investor.
Dean, a 65-unit apartment community, located at 412 Summit Ave. in Arlington, has sold. Mark Allen, Jay Lohmann, and Buck Poderski of Greystone ISG procured the buyer and represented the seller.
OFFICE
Menashi Properties purchased a 367,362 square foot Heritage One Square at 4835 LBJ Freeway in Dallas. Newmark’s Gary Carr, Chris Murphy, John Alvarado, Robert Hill, Chase Tagen represented the landlord.
The five-story Oilwell Supply Building on Lamar Street in the West End historic district has been sold to Houston investor New Waverly Holdings. The building was built in 1923 and contained more than 70,000 square feet.
EFG Companies has renewed its 30,583 square foot lease in Las Colinas at 122 W. John Carpenter Fwy. The 6th-floor lease will continue to serve as the firm’s headquarters. Garrison Efird and Jim Cooksey with Newmark represented the tenant.
Houlihan Lokey leased 44,337 square-foot at The Crescent. Travis Ewert of Colliers and Jihane Boury with CBRE represented Houlihan Lokey. Concordia University Texas, a privately held liberal arts university located in Austin, has signed a new office lease to occupy 19,687 square feet at Two Colinas Crossing in Farmers Branch. CBRE’s Jihane A. Boury represented Concordia in the lease negotiations. Matt Waldon represented building ownership, Reserve Capital Partners, and 2GR Equity.
