Co-Working BioTech Hub Takes Shape at Pegasus Park

BioLabs at Pegasus Park announces that renovations on its facilities within the Biotech+ Hub at Pegasus Park in Dallas are underway. The company anticipates a mid-December opening. This will be its first location in the central United States.

BioLabs is a membership-based network of shared laboratory facilities for early-stage scientific ventures. The company will be the key operator of the biotech laboratory and co-working facility within the Biotech+ Hub at Pegasus Park and will be able to accommodate 35 startups.

INDUSTRIAL

A 707,940-square-foot industrial space at 11501 North Fwy. in Fort Worth has closed in a lease transaction. Becky Thompson of DFW Lee & Associates represented the tenant, Woods Distribution Solutions. The landlord, TCRG Properties, was self-represented.

Elements Sleep leased 177,473 square feet at Urban District 30, Building 1, in Mesquite. Matt Dornak and Blake Kendrick with Stream Realty Partners represented the landlord Urban Logistics Realty. CBRE represented the tenant.

A permit to construct Prosper Business Park Building 10, a 64,265-square-foot warehouse at Cook Lane, and Prosper Train in Prosper has been filed. Construction on the $5.5 million project is expected to complete March 2022. Alliance Architects is leading design.

BCS Stone & Cabinets leased 52,859 square feet at Valwood Distribution Center VI in Farmers Branch. Eric Crutchfield and Mac Hall with Stream Realty Partners represented the landlord, DRA. U Property Group represented the tenant.

Standard Meat has filed a permit to finish out a 40,000-square-foot shell space at 2700 Rental Car Drive in Irving. Construction on the $6.3 million project will begin Aug. 21 and complete in late November. Alliance Architects is leading design.

Premier Nutrition Products inked a new lease at Valwood 19. The 34,130-square-foot space is located at 1220 Champion Circle in Carrollton. Ben Crancer and Jade Scott of Whitebox Real Estate represented the tenant on the transaction, and Stacey Andrews and Mitch Pruitt with Prologis represented the landlord.

Firetrol Protection Systems renewed 19,953 square feet at Northgate II in Dallas. Ryan Wolcott and Adam Jones with Stream Realty Partners represented the landlord, 10410-10420 Miller Road. Stephen Cooper with NAI Robert Lynn represented the tenant.

USA Canvas renewed 15,982 square feet at 10119 Gardner Road in Dallas. Hanes Chatham with Stream Realty Partners represented the landlord, W. Lochridge Properties.

MULTIFAMILY

The Beacon, a 194-unit property on Westmoreland in Desoto, has sold. Trez Capital handled negotiations.

Uptown at Cole Park, a 179-unit multifamily asset in Dallas, has sold. IPA’s Drew Kile, Joey Tumminello, Will Balthrope, Michael Ware, Taylor Hill, and Asher Hall represented the seller, The Ergas Group, and procured the buyer, Heritage Capital Group.

Riverside Place, a 148-unit multifamily community, located at 2800 NE Green Oaks Boulevard in Grand Prairie, has sold. Sausalito, California-based Shore to Shore Properties purchased the property from Irving-based MPH Partners. Chris Dueillet and William Hubbard with CBRE Capital Markets’ Dallas Multifamily team represented the seller.

Parkwood Apartments in Richardson has sold. The Multifamily Group’s Yonnic Land represented local sellers, and Jon Krebbs procured an out-of-state buyer.

OFFICE

Hilton Domestic Operating Company renewed 99,321 square feet at The Colonnade III in Addison. J.J. Leonard and Ryan Evanich with Stream Realty Partners represented the landlord, Fortis Property Group. Paul Whitman and Jeremy McGown with JLL represented the tenant.

Trintech, a Dallas-based global provider of integrated financial software solutions, is relocating its headquarters and has signed a 70,000-square-foot lease at Granite Park Seven, 5600 Granite Pkwy. in Plano. Craig Wilson and Randy Cooper with Stream Realty Partners represented Trintech in the transaction.

Banna Realty has finalized a deal for an office relocation at Interstate 635 and Dallas North Tollway. The space at 4901 LBJ Freeway will serve as a corporate office for a local wholesale auto dealership. NAI Robert Lynn’s Chad Albert represented the buyer in the deal. Susan Gwin Burks with Avison Young represented the seller. The move from the company’s previous Addison headquarters will provide a more spacious, convenient, and accessible location for employees with 49,504 square feet of space.

Fairways I, the 34,250-square-foot office building located on Knoll Trail Drive, has been sold to Holigan Communities. Holigan Communities purchased the building as an owner-occupier. JLL’s Trevor Franke, Caroline Leary, and Andrew Scudder represented the owners, Rose City Partners. Nick Lynn with NAI Robert Lynn represented the buyers, Holigan Communities, a local home builder looking to plant roots in Addison.

The Ranger Group renewed and expanded its lease at 2600 N. Dallas Parkway in Frisco. The 5,818 square foot office is located at Frisco Bridges Place. David Harris, Evan Hammer, and Brendan Zrowka of Whitebox Real Estate represented the tenant in the transaction, and Chris Axley with Lincoln Property Company represented the Landlord.

HOTEL

Studio 6 has filed a permit to build a four-story 40,270-square-foot hotel at 8709 E. R.L. Thornton Freeway. Construction on the $4 million project will begin in November and be complete in September 2022. Ben Cortez will lead design.

RETAIL

H-E-B has filed a building permit to start construction this September on its Frisco location at 9200 Legacy Drive. The $20 million project is expected to deliver October 2022 and will be 130,244 square feet. RSP Architects is leading design.

Petco has filed a permit to build a 12,645-square-foot store at 1665 N. Town East Blvd. in Mesquite. The $2.2 million project will start construction in February 2022 and complete by September 2022. Boucher Design Group will lead design.

Jerry’s Artarama, the source for professional art supplies, materials, fine artist brands, and framing since 1968, has leased 10,285 square feet of retail space in Preston Valley, a shopping center located at 12817 Preston Road. Blane O’Banion and Emilie Gioia with Weitzman handled negotiations as project representatives for the shopping center. Leigh Richter with Bradford Commercial represented the retailer.

Frisco Diner has leased 3,000 square feet at Hollyhock Crossing (SEC of US 380 & Hollyhock Road in Frisco). Chris Flesner of RESOLUT RE represented the tenant. Taylor Cluff of Duwest Real Estate represented the landlord.
