CRE Briefs: VLK Architects To Anchor Mixed-Use Development in the Near Southside of Fort Worth

Dodson Commercial Real Estate recently broke ground on its new mixed-use development, ‘The 701’ in Fort Worth on Hemphill Street and West Magnolia Avenue.

Brokered amidst the Covid-19 pandemic, the closing of this complicated deal is a massive win for the newly formed partnership. ‘The 701’ serves as the hallmark project launching the new full-service Dodson Commercial Real Estate, which now includes real estate development, property management, investment, and brokerage services.

The 68,000 square foot development includes the existing two-story historic building on the corner, which currently houses Shinjuku Station and Panther City Salon. The development will add a 3,700-square-foot restaurant to the building and a three-story office and retail building. VLK Architects will take up the entire top floor of the development, totaling 26,000 square feet of office space.

“We realize the significance of this opportunity and have worked carefully with the Near Southside and the VLK team to thoughtfully integrate modern office, retail, restaurant, and structured parking with the charm and character of the historic buildings in the area,” said Ryan Dodson, managing partner at Dodson Commercial Real Estate.

The development is expected to be completed in early 2022 and will bring over 100 jobs to the Near Southside Fort Worth.

Stantec completes its new Downtown Dallas apartment building and art gallery.


Global design firm Stantec has announced a new, 41-story residential building in the Dallas Arts District. The building, called Atelier, was developed by ZOM Living.

The building’s exterior consists of a series of collections of units each spanning five stories, referred to as “galleries,” that are repeated throughout and bridge the scale of the high-rise.


Located near the Nasher Sculpture Center and Klyde Warren Park, the architecture and design of Atelier serve as a nod to its location. “The surrounding museums played a significant role in the design of Atelier,” said Andrew Burnett, senior principal at Stantec. “We see the building’s architecture as the walls of the museum and the residents as the art.” 

Along with its 354 units, 10 penthouses, and 53 lofts, Atelier has 15,000 square feet of retail space and a curated gallery. Also, it includes a series of collections on the outside of the building, each spanning a total of 5 stories in heightOther Stantec-designed amenities at Atelier include an infinity pool, indoor and outdoor lounge areas, a fitness center, co-working spaces, a market, private wine lockers, and 360-degree views of Downtown Dallas. 

High Street Residential breaks ground on a new multifamily development in Allen.  


High Street Residential, a Trammell Crow Company subsidiary, recently broke ground on a new multifamily development in Allen with joint venture partner Principal Real Estate Investors. JHP Architecture is designing the development, and Andres Construction is serving as the general contractor. 



The 314,728 square foot development, called The Montgomery, will be five stories tall and contain 370 units, including a mix of one, two, and three-bedroom apartments. Construction on the Class A wood-frame project is expected to be completed towards the end of 2022.  

“We are pleased to have started construction on the project and look forward to working with our partners to deliver a high-end community that will meet the rising demand for multifamily housing in this area,” said Joel Behrens, Principal with High Street Residential.  

The Montgomery will include health-conscious features such as an outdoor fitness area, walkable amenities, and enhanced outdoor courtyards. High Street Residential hopes that these amenities will qualify The Montgomery for a National Green Building Standard Bronze Certification.  

The Jackson, a luxury multifamily development, has opened in the Viridian community in Arlington. 




Dallas-based developer StreetLights Residential’s newest luxury multifamily community, The Jackson, recently opened. The Jackson is the first project to be completed in the Viridian development, a master-planned community located in Arlington.  

“With the rapid pace of growth in Arlington, including its increasing reputation as an entertainment destination, we’ve seen more demand for quality and boutique-style living like what you’ll find with our newly opened project, The Jackson,” said Greg Coutant, StreetLights Vice President of Development. 

The Viridian community, located near AT&T Stadium, contains over 500 acres of lakes and rivers, as well as jogging and biking trails. Apartment homes in The Jackson range from 588 to 1,671 square feet and come in several different floorplans
