Details, Renderings Unveiled For Uptown High-Rise Redevelopment

Plano-based Granite Properties has unveiled new renderings of what will become one of Uptown Dallas’ largest office towers. The project will take nearly three years to complete.

Located at the corner of Cedar Springs Road and Maple Avenue, across the street from the Crescent, the 26-story building will replace Cedar Maple Plaza.

As part of the redevelopment, Granite Properties will tear down the three existing office buildings on the 2.5-acre site to make way for the 622,624 square-foot office project. The project also will include two detached retail buildings, totaling 16,000 square feet, a half-acre park, and six-and-a-half levels of underground parking.

The newly named 23Springs has been designed by GFF and DPR as the general contractor.

The new name has a historical significance and was inspired by the two springs that ran through the site in the 1800s. The number 23 is derived from the property’s address, 2323 Cedar Springs.

“23Springs is designed with our customers and the community in mind offering an inspiring work environment through modern architecture and amenities,” said Will Hendrickson, Senior Managing Director, Granite Properties. “The redevelopment will contribute to the walkability in Uptown and create a new retail destination with restaurants, patios and a large park for everyone to enjoy,”

Building amenities include a coffee and wine bar, a high-end fitness studio, conference facilities, and a customer lounge complete with a golf simulator.

The tower will have floor-to-ceiling glass with planes to extend past the floor slabs at each end. The two retail buildings will be positioned on either side of the office tower with one building designed for several fast-casual restaurants and the other building planned for one upscale eatery. An activated park in the middle of the site will include a variety of seating and pedestrian-friendly pathways to enhance walkability and connection with the surrounding community.

Granite will pursue Green Globes certification to deliver a high performing and sustainable development.

The project is currently in the pre-leasing phase led by Granite’s leasing team Robert Jimenez, Aarica Mims, and Burson Holman.

Granite has received all necessary approvals and entitlements and is completing construction documents for the building. Utility work will begin this summer, and construction will be ready to start in early 2021.
