Jones Development Company to Build 615 KSF Distribution Center in Lancaster

The new building will house Ollie's Bargain Outlet's new Southwest distribution center, adds to South Dallas' industrial momentum

With help from the City of Lancaster, Jones Development Company just snagged a major industrial build-to-suit deal.

The developer just signed a purchase build-to-suit contract with Ollie’s Bargain Outlet for a 615,060-square-foot distribution center in the 71-acre Lancaster industrial park, Wintergreen Exchange.

South Dallas is one of the metro’s hottest submarkets and is continuing to soak up interest from investors and developers alike.

As it is for many a South Dallas industrial tenant, location was one of the primary reasons Ollie chose the site in its search for a distribution hub for its Southwest operations.

“We are thrilled to welcome Ollie’s Bargain Outlet to Wintergreen Exchange,” Nick Jones, executive vice president of development for JDC, said in a statement.

“Ollie’s considered several sites throughout Texas for their new Southwestern U.S. distribution hub. Ultimately, they selected JDC’s Wintergreen Exchange due to its outstanding location, our ability to customize this project to Ollie’s desired specifications, and the site’s flexibility in accommodating their future growth potential.

The distribution center will have a 36-foot clear height, 14,500 square feet of office, 100 dock doors and two drive-in doors.

Cushman & Wakefield’s Gary Collett and David Eseke represented JDC in the deal. ESRP’s Sharon Morrison and Brad Struck represented Ollie’s along with Lee & Associates’ John Van Buskirk.

Bob Moore Construction, Pacheco Koch, and Alliance Architects are collaborating to bring Ollie’s new distribution center out of the dirt on the 58-acre site in Wintergreen Exchange, and the build is set to wrap up in the fourth quarter of 2019.

“I’m confident that this location will support the goals of Ollie’s today and well into the future. JDC also recognizes the assistance we have received from the City of Lancaster, and we are appreciative for their efforts to help us secure this deal,” Jones added.
