Equest Sells 43-acre Property to Chinese Developer

The new owner is exploring several options for the former equine-therapy acreage in Wylie.

Equest, an equine-assisted therapy nonprofit, has sold its 43-acre property in Wylie to a Chinese developer. Andy Steingasser, chairman of the Equest board and also a Realtor with Dave Perry-Miller Real Estate, handled the property’s sale to the foreign entity. Rockwall County Appraisal District records list the buyer as CCL Investment Inc.

While the sale price was not disclosed, RCAD shows two entries for the property at 3800 Troy Road. One entry is valued at about $1.26 million for 28.49 acres of land labeled as “real, farm and ranch improved.” A second entry is valued at $479,140 for 14.26 acres of land labeled as “real, unqualified agricultural land.” Both assets were sold to CCL Investment.

A note on the Equest website states that the organization was to have consolidated its operations to a new location at Texas Horse Park in South Dallas by June 1. In March, The Dallas Morning News reported that the organization had received a $1.2 million gift from Al Hill Jr. to move to the new location.

A statement provided to D CEO Real Estate by a representative of CCL said several options are being explored for the newly acquired property:

“The new owners of 3800 Troy Road are excited about being able to acquire this unique property. They consider it a great acquisition considering its location, size, terrain and lakefront accessibility. The growing need for new housing is clearly apparent and the area has a great draw for future residents. There are currently several development options being reviewed for the property.”

Any development plans, the statement went on, might also include the existing horse facilities:

“In the meantime, the existing horse related facilities will remain with possible interim related uses. One of the options being explored is the integration of the existing facilities as part of a future development option. Obviously, the lakefront view is something that will be an important part of the various development plans. The owners are being patient to ensure that the best decision for a long-term solution for the property is made.”
