Mixed-Use Development Planned for Westlake’s Circle T Ranch

Hillwood and The Howard Hughes Corp. are collaborating on the 130-acre project, which will be anchored by a 500,000-square-foot campus for Charles Schwab.

Big things are happening in Westlake. The affluent northeast Tarrant County community recently won a new 500,000-square-foot corporate campus for the Charles Schwab Corp. Now, Hillwood and The Howard Hughes Corp. have announced plans to develop a 130-acre mixed-use project around it.

It all sits within Circle T Ranch, 2,500-acre masterplanned community at State Highways 114 and 170 that’s part of Hillwood’s 18,000-acre AllianceTexas development and leads into Vaquero, one of the country’s most exclusive luxury residential neighborhoods. The new mixed-use project will include more than 2 million square feet of office, retail, and entertainment space.

The new venture “represents a watershed moment in the 27-year history of AllianceTexas,” said Mike Berry, president of Hillwood Properties. Circle T Ranch offers some of the most beautiful land in North Texas, he said. Developments within it have been “carefully designed to maintain the property’s beauty and natural topography, and this new endeavor will be no different.”

 The mixed use development will include 1.2 million square feet of Class A mid-rise office with adjoining retail and entertainment uses, as well as a 200-room hotel and residential options. Architectural details will incorporate the natural attributes of Circle T Ranch, which features open prairie landscape, native grasses, ranch land with roaming cattle, and views of Westlake’s Lake Turner.T he development will include land for parks, open space, and creeks; nature trails and a fitness center in the retail district will offer additional health and fitness amenities.

Grant Herlitz, president of The Howard Hughes Corp., called the project “a catalytic addition to the thriving Westlake community.”

The mixed use development at Circle T Ranch will be immediately adjacent to the recently announced 500,000-square-foot corporate campus for Charles Schwab, which is expanding its footprint in the Dallas-Fort Worth region. With the project, which should be ready for occupancy by early 2019, the company plans to create about 1,200 new jobs.
