Take a Look at Champion Partners’ Renovation Plans for 3500 Maple

3500 Maple is getting a big makeover—and a new name. The 18-story, 376,000-square-foot Uptown tower was acquired in a foreclosure auction about a year ago by Dallas-based Champion Partners and real estate investor Building Land and Technology out of Connecticut.

3500 Maple is getting a big makeover—and a new name. The 18-story, 376,000-square-foot Uptown tower was acquired in a foreclosure auction about a year ago by Dallas-based Champion Partners and real estate investor Building Land and Technology out of Connecticut.

The new owners tapped Gensler to help with the repositioning. Going forward, the building will be known as Parkside Tower at 3500 Maple. (See additional renderings below.)

Jeff Swope, managing partner of Champion, said the makeover focuses on health, wellness, and convenience. “This is the most comprehensive renovation in Uptown for a quality building in some time,” he said. “We want our tenants to have an experience where they can leave the office each day feeling healthier than when they came into work.”

Exterior and interior improvements include a new entry and lobby, an outdoor plaza and courtyard area, a lounge, fitness center, cafe, and a new door drop-off area along Maple Avenue. Building amenities include access to the Katy Trail as plentiful nearby restaurants and shops.

Parkside Tower at 3500 Maple serves as a gateway to Uptown, said Johnny Johnson, executive managing director of DTZ. “Companies are looking to attract and retain quality employees and these are the types of amenities people are looking for,” he said. “Our job as leasing agent for the building is to help create an office atmosphere that caters to this growing need and give the market and our tenants what they want.”
