CBRE has won the leasing assignment for Dalport Trade Center, on behalf of the new owner, USAA Real Estate Co. The industrial property off Interstate 45 in Wilmer totals 758,922 square feet.

The project can accommodate a variety of tenants, said Steve Koldyke, first vice president at CBRE.

USAA is repositioning the asset through a make-ready effort to cater to full building, standalone tenants or smaller tenants down to the 140,000-square-foot range, which is an underserved market in South Dallas, he said. “Its location in the heart of the Interstate 45 corridor in South Dallas makes it a good fit for a variety of light industrial and distribution uses.”

Koldyke and Steve Berger will oversee leasing of the project for CBRE.

Dalport Trade Center is just about a mile away from the Union Pacific Intermodal Terminal, has direct Interstate 45 frontage and visibility, immediate proximity to the highway interchange, and Foreign Trade Zone status. Additional amenities include 230 trailer parking spaces, 168 dock high doors, and 32-foot clear height.
