Billingsley Co. has leased 15,760 square feet of office space in its 165,000-square-foot office development at Cypress Waters to its first tenant, real estate development company Meritage Homes. The company builds energy-efficient single-family homes across America, and the space will serve as Meritage’s regional headquarters. Their lease term will commence in the first quarter of 2015.

A recipient of the U.S. Environmental Protection Agency’s ENERGY STAR Partner of the Year for Sustained Excellence Award in 2013 and 2014, Meritage Homes plans to break ground on its new regional headquarters building in the coming months. It recently purchased 90 acres in the Austin Ranch community from Billingsley Co. for residential, single-family home development. Meritage Homes plans to build 202 lots in two phases in the Austin Waters section.

Marijke Lantz, Billingsley’s Senior Vice President of Investments and Build to Suits, says she is proud to welcome Meritage Homes to Cypress Waters. “They have experienced significant growth over the last five years and our agreement allowed for continued expansion to match their growth needs. Location and on-campus amenities really moved the needle in their decision to go to Cypress Waters.” she says.

Brad Selner, Andy Leatherman, and Torrey Littlejohn of JLL represented Meritage Homes in lease negotiations.
