Gearbox Software to Anchor New Office Building in Frisco Square

The video game developer has leased about 63,000 square feet in the new 166,051-square foot building. Retail deals also are in the works at Frisco Square and should be announced soon.

A 147-acre mixed-use project in Frisco is getting a new office building. Encore Office LLC and Wolverine Interests are teaming up to develop a 166,051-square-foot facility, which will be anchored by Gearbox Software. The video game developer has leased 63,000 square feet in the building for its headquarters; the company currently is based in Plano.

The new building will sit across from Toyota Stadium, home of FC Dallas, on Main Street in Frisco near the Dallas North Tollway. Plans also call for a five-story parking garage and retail, restaurant, and fitness amenities.

Mark Cypert, president of Encore Office, a subsidiary of Encore Enterprises Inc., said the building will appeal to growing tenants who want ample parking. About 63,000 square feet remain available for lease. JLL’s Jeff Eckert and James Esquivel represented the developers in the Gearbox deal and will continue to oversee marketing of the space.

At full buildout, the masterplanned Frisco Square is designed to total about 4.4 million square feet. So far, 226,000 square feet of commercial space (office and retail) and about 400 multifamily units have been developed. There’s also Forest Park Medical Center and a medical office building. New retail deals should be announced soon.

Gearbox Software will take occupancy when the new office building is completed in 2015. It was designed by O’Brien Architects.
