Garden Ridge LP, the home décor superstore, will open a new 146,000-square-foot distribution center in Logistics Pointe at 2600 McCree Road in Garland. Property owner Westmount Realty Capital LLC announced the deal this week.

Founded in 1979 as Garden Ridge Pottery, the retailer has grown to more than 65 stores in 21 states. It sells home décor items including accents, rugs, furniture, and wall art.

Logistics Pointe, which will house the new center, was acquired by an affiliate of Westmount Realty Capital in June 2012. It sits off Interstate 635 at McCree Road.

Originally built as a single-tenant, owner-occupied Safeway regional distribution center, it currently now offers 1.13 million-square-foot dry storage and warehouse space, as well as freezer and cooler space. It sits on a 66-acre, rail-served site, and the building itself has undergone both interior and exterior renovations that included upgrades to painting, signage, lighting, parking lots, utilities, and refrigeration equipment, plus the addition of a guard station at its entrance.

Logistics Pointe was 70 percent leased at the time Westmount acquired it. The new Garden Ridge lease brings occupancy to nearly 85.5 percent. Several other tenants are in the food distribution industry, including Provide Commerce, Brothers Produce, LaBodega Meat, and Calavo Growers. The property also home to several supply chain management and recycling transportation businesses.

Nathan Lawrence of CBRE represented Garden Ridge in the transaction; David Sours and Kevin Kelley of CBRE represented the landlord.
