ML Realty Partners and Frontier Equity will kick off construction in January on a 296,140-square-foot industrial project in Valwood. The two-building complex, called Crosby Trade Center, will sit at the corner of West Crosby Road and Hutton Drive, with close proximity to both Interstate 35-E and State Highway 190.

Holt Lunsford Commercial’s Jim Brice has been selected to oversee leasing of the development. He said Crosby Trade Center will accommodate tenants that need 9,600 square feet or more. “This type of shallow bay product has proven to be in high demand and fits the needs of the market,” he said.

Based in Illinois and founded in 2001, ML Realty Partners invests in industrial projects in the Central region of the United States. Frontier Equity is a subsidiary of Holt Lunsford Commercial. To date, it has placed $1.5 billion in equity.

David Cartwright, partner at Frontier Equity, said Valwood has been a good bet for the firm in the past. “We’ve had a successful track record of developing and leasing similar product in Valwood,” he said. “Crosby Trade Center will be a continuation of our strategy to serve this established submarket and tenant type.”
