INDUSTRIAL

Royal Cornerstone Portfolio, a 176,645-square-foot industrial portfolio at 8600 North Royal Lane in Irving and at 1300 North Central Expressway in Allen, has sold to Dallas-based Blue Ridge Industrial.

The subject properties are situated on a combined 11.3 acres and were built in 1997 and 2000.

CanTex Tika Capital purchased a 162,685-square-feet industrial building at West Kingsley and Oakland Avenue in Garland. James Mantzuranis and Adam Jones, with Stream Realty Partners, represented the buyer. Hal Penchan and Matt Troutt, with ALT+CO, represented the seller, CCMP SPE 2 LLC.

Productiv leased 100,000-square-feet at Patriot Drive II in Coppell. Jeremy Kelly and Sarah Ozanne, with Stream Realty Partners, represented the landlord, JP Morgan. Ryan Boozer and Ozanne, with Stream Realty Partners, represented the tenant.

J2K Property Management Investments purchased a 46,650-square-foot building at 2525 Sea Harbor in Dallas. William LeMasters of Mercer Company represented the buyer. Evan Webb of Mercer Company and David Guinn of DB2RE represented the seller, 2525 River Warf.

Mosher Properties purchased a 38,800-square-feet industrial building at 2100 Century Circle in Irving. Jason Moser, with Stream Realty Partners, represented the buyer. Jerry Reis, with Property Advisors, represented the seller, John D. Gourley.

Dean Investments purchased a 22,184-square-foot building at 1530 Texas Ave. in Bonham. Kellie Matijasevic of Mercer Company represented the seller, Right Pointe.

Intelligent Mexican Marketing renewed 24,192-square-feet at Pioneer 360 Business Center in Arlington. Matt Dornak and Luke Davis of Stream Realty Partners represented the landlord, LINK Industrial. Avison Young represented the tenant.

Top Line Partners signed a new lease for 20,107-square-feet with 356 Midway Venture at 7348-54 Tower St. in Richland Hills. Transwestern’s Brent Landfried represented the tenant in the transaction.

Platinum Mechanical purchased a 15,720-square-foot building at 2625 Zelrich Lane in Dallas. Ryan Wolcott, SIOR, Adam Jones, and Todd Poticny of Stream Realty Partners represented the seller. Keenan Cook, with Mercer, represented the seller.

Cisco Equipment Rentals signed a new 12,792-square-foot lease with March Forward Property 1, located at 4840 Mark IV Parkway in Fort Worth. The location includes 10,000 square feet of warehouse and a one-acre yard with a wash bay. The new location is central to Cisco’s customer base and the sixth location regionally. Transwestern’s Grant Huff represented the tenant, while Marty Rader with DFW Realty Partners represented the landlord.

Allied Gaming North America leased 11,250-square-feet at Eastpoint Business Center 2 in Dallas. Drew Feagin, Ryan Wolcott, and Adam Jones, with Stream Realty Partners, represented the landlord.

North Texas Amusement renewed its 10,000-square-foot lease with Halawa View Apts at 2670 Gravel Drive in Fort Worth. Transwestern’s Brent Landfried represented the tenant in the transaction.
MULTIFAMILY

The project, called Carrollton Gateway, will be located on 11.2 acres between North Broadway Street and Interstate 35 on both sides of Dickerson Parkway.


Newly formed Namhawk Group has filed a permit to break ground on Carrollton Gateway, a mixed-use planned community at 2475 N. Broadway St. in Carrollton. The project consists of a six-story, 328 apartment unit, retail space, and proposed restaurant. Construction on the $52 million project is expected to begin this January and complete in 2023. Page Architects has designed the master plan and Carrollton Gateway’s first phases.
MULTIFAMILY

Crow Holdings and James R. Harris Partners announced today the sale of 389 acres of land in West Forth Worth. Chris Harden and Ryan Duffie of Cushman & Wakefield represented Crow Holdings and James R. Harris Partners in the transaction, and LGI Homes acquired the land. According to Builder Magazine, LGI Homes, one of the largest homebuilders in the U.S., plans to develop a six-phase master-planned community with a total of 1,225 single-family homes. Home price points are estimated to be between $230,000 and $280,000, with the first phase available in the fourth quarter of 2021 or the first quarter of 2022.

Chris Deuillet, Jeremy Faltys, and William Hubbard, with CBRE Capital Markets’ Investment Properties in Dallas, represented the seller. Jeff Stein, Michael Thompson, and Brock Hudson, with CBRE Capital Markets’ Debt & Structured Finance team in Houston, arranged the financing for FCA.
OFFICE

Caddo Holdings has filed a permit to build Caddo Office Reimagined, a 38,000-square-foot shared office building at an undisclosed location in Plano. Construction on the $6 million project is expected to begin this January and complete by October 2021. Merriman Anderson Architects is the listed design firm.

99 Management leased 8,718-square-feet of office space at 9330 LBJ Freeway in Dallas. Eric Deuillet of Structure Commercial represented the Tenant, and Lauren Halstedt of JLL represented the Landlord.


Timios, a national title, and escrow firm based in California, renewed its lease for 5,418-square-feet at 2301 West Plano Parkway in Plano. Transwestern’s David Besserer represented the tenant in the transaction.

Creator Age Inc., a technology development company, has leased 2,958-square-feet in the recently renovated Arlington Downs Tower. Richmond Collinsworth and Erik Blais of Bradford Commercial Real Estate Services represented the landlord. Sheryl Pickens of PickensRidnour LP represented the tenant, formerly Spring St. Productions. Also, in the same building, the Bradford team has signed renewals and expansions with PDMS Design Group Inc., which now occupies 9,765-square-feet, and Stride Staffing, 2,370-square-feet. The tenants have expanded by 1,122-square-feet and 415-square-feet, respectively. The Parks Group Inc. has renewed a 1,719-square-feet lease, and Mechanical Contractors Association of Dallas Inc. has re-upped 725-square-feet.

Integrated Telecom Solutions renewed 2,627-square-feet at 12655 North Central Expressway in Dallas for another year. Jessica Cyphers represented the landlord, Hartman Income REIT.
RETAIL

The City of Grand Prairie has filed a permit to construct four retail shell buildings at Epic Central, 2971-2951 South Highway 161 in Grand Prairie. Construction on the 32,713-square-foot space is expected to begin this December and finish in late October 2021.

CCSC Partners purchased a 17,311-square-foot shopping center located at 1071 Country Club Drive in Mansfield. Troy Morgan of Structure Commercial negotiated the sale.

Head2Toe Fitness Studio will be moving locations—but staying in Grand Prairie. The gym has leased 9,000-square-feet at 721 W. Tarrant Road in Grand Prairie from Gelli Holdings. Sara Bodzy of TIG Real Estate Services represented the tenant. Wayne Murphy of Diligent Commercial Group represented the landlord.

Chop Shop Wine Bar will begin construction this December on an 8,445-square-foot storefront at 7600 SH 121 in McKinney. The $1.2 million project is expected to open in May 2021. West 16th Design is the listed design firm.

Croft Ventures is renovating Main Street Food Hall, 9145 John W. Elliott Dr. in Frisco. The $9 million rehab will include interior finish-outs of the 8,880-square-foot building. Duncan Design is the listed design firm.
