Kelcy Warren is officially idolized in my book as the savviest real estate shopper ever. Here's why.

Last week I told DallasDirt readers about his purchase of a $46.5 million dollar Colorado ranch that he got for practically half-price. That property is one of the country's best spreads — I bet Michael Dell and a few other billionaires are jealous, revving up their jets to top that purchase.

Well, yours truly has learned that Warren traded not one but two gorgeous Dallas properties to get Bootjack Ranch. And so we find on offer 9122 Inwood Road, Warren's home before he bought up the Lacerte estate at 5323 Park Lane. (He also snagged that for a really great deal. I know for a fact that the Lacertes turned down higher bids. But that was before the world changed.)

The former owner of Bootjack is selling these 4.67 acres on the southwest corner of Inwood Road and Northwest Highway and has it listed with Dave Perry-Miller of Dave Perry-Miller and Associates, an Ebby Halliday Company.

Though you may drive by Inwood and Northwest Highway 10 times a day, the home is set so far back on the acreage that you can’t see a thing. The antebellum-style house was built in 1952, has 6,902 square feet, five bedrooms, three and a half baths, a tennis court, a pool, guest quarters, a carport and a cabana that could double as a country club.

The drive-up is amazing — trees, woods, fountains, and even a creek that you have to cross. Inside you’ll find solid wide-plank hardwood floors, raised ceilings, and intricate moldings. It’s kind of the perfect Southern belle floor plan. You enter to a huge foyer with a crystal chandelier, and a sweeping circular staircase that's now emulated all over Preston Hollow (hey, I wanted one, too). To the right is the living room with fireplace, all formal; to the left is the library with built-ins, where the guys can hang out and talk about oil pipelines.

Ahead is the family room with a wood-beamed ceiling and a dining room with sweeping views of the property. The kitchen is totally updated, of course, with an Imperial stainless steel range, a Sub-Zero, granite counters, an island, twin dishwashers, and top-of-the-line stainless everything. There is also a caterer’s kitchen off the main kitchen.

The master bedroom is on the first floor with full views of the property, a huge dual-spa bath, and oodles of closet space. Upstairs there are four huge bedrooms and a gracious landing that opens to a balcony across the front of the house. You can easily picture Scarlett there, waving goodbye to Rhett.

The location is perfect. The tollway is minutes away, as is Love Field. You could be wheels up 30 minutes after pulling out of the driveway. The home is in great shape, and I wouldn’t touch a thing, except for maybe the price: $4,995,000. I have no doubt the billionaire who buys this one didn’t start making real estate deals yesterday.

By the way, here's why I continue to worship Warren: not only did he trade off 9122 Inwood in the deal, he traded a second Dallas property: 5323 Rock Cliff Place. The guy is brilliant!
