Location: Northwest of downtown Dallas, off I-35 in a cluster that branches off Harry Hines Boulevard. The UT Southwestern Medical Center campus anchors the Medical District.

Boundaries: Mockingbird Lane on the west, Maple Avenue on the north, Inwood Drive on the east, Harry Hines Boulevard on the south

Home styles: Contemporary townhomes with a mix of charming older homes

Average home price: $260,000 or $145 per square foot

Average rent: $1 per square foot

Average lot size: One-fifth to one-eighth of an acre

Where to go: Thai2Go, Jimmy John’s, Oak Lawn Avenue, Cedar Springs Road, Uptown, and even Highland Park Village are all minutes away. With the new DART station, downtown and Victory will be a five-minute train ride.

Why live here? Most residents are people who want to be close to school or one of the many research centers in the area. David Vu recently moved to Dallas from the Bay Area to study medicine and complete his six-year residency in oral and maxillofacial surgery.
He recently bought a sleek 1,800-square-foot condominium at The Reserve on the North Campus for about $250,000. “In California, I always had roommates,” Vu says. 

Bill White, president of Len Mac Development Corp., compares the area to MD Anderson in Houston. He is building 54 units—at $142 per square foot—and would like to see more community support focused on the Medical District as an affordable housing alternative for everyone, not just the medical students. “We’ve focused so much attention on revitalizing downtown,” White says. “Here’s a place with proximity, but no one knows about it outside of the medical world.”
