What You’ll Find:
Five-hundred-twenty-five acres of a high-end, master planned development by Discovery Land Company that includes 105 completed homes and 30 under construction. It was once the Hunt brothers’ Circle T Ranch. They sold it to Ross Perot Jr., who later sold to Discovery. Vaquero is über private; unlike most gated communities where guards are window dressing, security is taken seriously. No one gets through without approval. Then there’s the invitation-only, 28,000-square-foot Vaquero Club, a Hill Country-esque clubhouse and Tom Fazio golf course available only to property owners who fork over the $175,000 cash membership fee, which cannot be rolled into the mortgage, plus hefty annual dues of $14,500.
Average Home Price:
Villas (zero lot lines) are $1.4 million. Custom homes range from $1.7 million to $6.8 million.
Lot Value:
Upper-$200,000s to $2 million
Average Lot Size:
.5 acre to 3.5 acres
Average House Size:
4,000 to 10,000 square feet
Why Vaquero?
Privacy. A recent letter circulating through the club reminded members to respect the privacy of others, restrict cell phone use in the clubhouse, and curb rowdy children. Like a steroid-spiked Stepford of Spanish stucco and Austin stone, everything here is centered on mammoth homes, perfection, and service. There’s the golf club, spa and fitness center, fishing ponds, and tennis courts. A concierge service includes airport drop-offs, car washes, grocery delivery, and laundry pick-up. Families value security and award-winning charter school Westlake Academy.
