One Victory Park’s eco-friendly qualities, ergonomics, and hip location in Victory Park have become rent-bait for various corporate tenants. It’s hoped these big, high-end renters will breathe new life (and dollars) into the high-end restaurants and retail woven into the urban development.

TENANT: Ernst & Young
CURRENTLY OCCUPIES: San Jacinto Tower, 2100 Ross Ave.
MOVE-IN DATE: July
THE TENANT’S TAKE: Ernst & Young leapt at One Victory as part of a company-wide initiative to occupy buildings that meet basic green building standards.

“By moving into this new facility, our Dallas office is helping further our firm-wide initiative to reduce our environmental footprint,” says Leisha John, E&Y’s U.S. director of environmental sustainability.

TENANT: Haynes and Boone LLP
PREVIOUSLY OCCUPIED: Bank of America Plaza, 901 Main St.
MOVE-IN DATE: October 2008
THE TENANT’S TAKE: “In all costs, it’s fairly similar,” says Terry Conner, the managing partner for the Dallas office of Haynes and Boone. “You don’t have as much wasted space. We’re actually taking up less space.”

Oddly, the design of the building might facilitate better casework and build more business.
“We have a history of working well together, but because we’re proximate, we can walk down the hall and talk about an idea,” Conner says. Before, “getting to other peoples’ office was a little convoluted.”

TENANT: PlainsCapital Bank
CURRENTLY OCCUPIES: Park Place on Turtle Creek
MOVE-IN DATES: November 2008 through winter 2009
THE TENANT’S TAKE: “We’re at 2911 Turtle Creek, at Park Place on Turtle Creek. It’s a nice location, but the happening area is Victory, as far as we’re concerned,” says George McCleskey, senior executive vice president for PlainsCapital. “I think it will be exciting to the people we’re trying to recruit, to work in that area.”
