The D CEO magazine list of Best Commercial Real Estate Brokers in Dallas was produced in partnership with Crescendo Business Services LLC, an independent market research firm based in Minneapolis. Beginning last September, Crescendo asked more than 2,600 local commercial real estate brokers—including licensed agents and brokers engaged in commercial real estate transactions—as well as 5,800 readers of D CEO by mail, Web, and phone to consider nominating brokers with whom they’ve had direct, personal experience. In the surveys, recipients were asked to evaluate brokers in nine areas: market knowledge, negotiation skills, communication, ethics, understanding the client’s needs, representing the client’s best interests, value for fee charged, post-transaction service, and overall client satisfaction. In November, Crescendo scored and screened each nominee with the Texas State Real Estate Commission database to make sure that licenses were current and that brokers had no disciplinary actions. Then, nominated brokers were reviewed by a blue-ribbon panel of local industry experts, including commercial realty-company executives, trade association officers, and others involved directly in commercial real estate. Though the panelists’ comments were incorporated into the final score, safeguards were built into the process to reduce panelists’ ability to influence the composition of the final list on the basis of company affiliation. The final list, which follows, represents less than 7 percent of licensed agents and brokers in the Dallas area engaged in commercial real estate. Brokers are listed alphabetically by last name, and each listing includes the broker’s company at the time of the survey; categories—office, retail, industrial, or investment; and the representation services—seller representation (S), buyer representation (B), leasing tenant representation (L/T), leasing owner representation (L/O)—that each broker offers.
