AECOM Moves Headquarters from Los Angeles to Dallas

Plus: Productiv leases over 200,000 square feet at DFW Airport site; a two-property multifamily in the West 7th Street District of Fort Worth sells; and more.

Industrial giant AECOM is moving its headquarters from Los Angeles to Dallas. The firm’s CEO Troy Rudd and select corporate leaders will move into the company’s existing Dallas office at 13355 Noel Road, where more than 1,200 AECOM professionals work. The engineering firm has 47,000 employees worldwide, and its professional services business had revenue of $13.2 billion in 2020. AECOM is the sixth Fortune 500 company to relocate its headquarters to DFW in the past six years.

The engineering firm already has several projects in DFW. It has been selected by Trinity Metro to conduct the environmental assessment and preliminary engineering for the TEXRail extension project in Fort Worth. It also will provide program management services for the first phase of the $3.5 billion Dallas Independent School District 2020 Bond Program. AECOM also worked on the environmental impact statement for the proposed 240-mile high-speed rail project that will run between Dallas and Houston

INDUSTRIAL

Productiv leased 213,392 square feet at DFW Trade Center V in DFW Airport. Jeremy Kelly and Sarah Ozanne with Stream Realty Partners represented the landlord, JP Morgan Asset Management. Ryan Boozer and Sarah Ozanne with Stream Realty Partners represented the tenant.

K&M Tire renewed 201,600 square feet at Arlington Tech Center in Arlington. Matt Dornak, Ryan Boozer, Luke Davis, and Lena Pierce with Stream Realty Partners represented the landlord and the tenant.

Fidelity Paper and Supply signed a new 107,082-square-foot lease at 310 SW 14th St. within Heller Industrial Park in Grand Prairie. Transwestern’s John Brewer and Riley Maxwell represented the landlord. Cameron Rogers with Rubicon Representation represented the tenant.

Bazaar Builders & Developers purchased 9.06 acres at Craig Ranch Site 31 in McKinney. Dan Avnery of NAI Robert Lynn represented the buyer. Demian Salmon with Stream Realty Partners represented the seller, VCIM Partners.

Morrison Express has leased 73,962 square feet at GSW Distribution Center, 2951 N. Southwest Pkwy. in Grand Prairie. Blake Anderson with Newmark represented the tenant. CBRE represented the landlord.

Deluxe Strategic Sourcing renewed its lease for 50,546 square feet at 1406 Dunn Dr. in Carrollton. Newmark’s Jim Graham, Andrew Commers, Ryan Bohrer, Jim Damiani, Steve Shepherd, Maura Carland, and Matt Elder represented the tenant. Holt Lunsford Commercial represented the landlord, MLRP 1406.

Delcom Group renewed 43,295 square feet at 121 Lakepointe Crossing in Lewisville. Bob Hagewood and Mac Hall with Stream Realty Partners represented the landlord, Stockbridge.

Phoenix Technology Services subleased 20,070 square feet from Jupiter Resource Center at 2605 Technology Dr. in Plano. Newmark’s Adam Faulk, Garrison Efird, and Jim Cooksey represented the subtenant. Colliers International represented the sublandlord.

Movestar renewed its 28,498-square-foot lease at 4730 Simonton in Farmers Branch. Transwestern’s Michael Griffin represented the tenant.

Datamax renewed 27,980 square feet at Coppell Corporate Crossing – Building 2 in Coppell. Jeremy Kelly and Sarah Ozanne with Stream Realty Partners represented the landlord, Link Logistics.

Snap One has leased 6,933 square feet at 2009 Mckenzie Drive in Carrollton. Adam Graham and Mark Graybill of DFW Lee & Associates represented the landlord, First Industrial. The tenant, Snap One, was represented by Fred Ragsdale of JLL.

MULTIFAMILY

Alta LeftBank

Alta LeftBank, a two-property multifamily asset totaling 589 units in the West 7th Street District of Fort Worth, has sold. The properties are The Lofts at Alta LeftBank, a 260-unit complex, and 329-unit The Flats at Alta LeftBank. IPA’s Drew Kile, Joey Tumminello, Will Balthrope, Michael Ware, and Taylor Hill represented the seller, Wood Partners with Goldman Sachs Asset Management, and procured the buyer, Madera Residential.

OFFICE

One of the nation’s largest Tech-focused brokerage firms and Dallas businessman Jerry Mooty Jr., the nephew of Dallas Cowboys owner Jerry Jones, will headquarter @properties Dallas location at the Braniff Centre near Dallas Love Field Airport. The 200,000-square-foot site was previously transformed into a mixed-use property and previously used by the Dallas Cowboys football team.

Addison Tower, a 149,238 square foot office building, has sold. Newmark’s Robert Hill, Gary Carr, John Alvarado, Chris Murphy, and Chase Tagen represented the seller.

Cross Timbers

Colorado-based Koelbel and Company has launched a new commercial investment division to close its first commercial investment property in Dallas-Fort Worth. The company has purchased a 90,000 square feet building at 1001 Cross Timbers Ave. in Flower Mound, which will be updated and rebranded to attract new tenants and meet current industry demands.

Hillcrest International Medicine leased 3,994 square feet of office space at 12720 Hillcrest Road in Dallas. Rob Exline and Eric Deuillet of Structure Commercial negotiated the lease.

Fleetpride expanded its regional office lease by 23,382 square feet at 600 E Las Colinas in Irving. Transwestern’s Duane Henley represented the landlord, Regis Property Management. Robbie Baty and Travis Boothe with Cushman and Wakefield represented the tenant.

New Leaf Service Contracts renewed its 18,934-square-foot lease at 909 Lake Carolyn in Irving. Transwestern’s Scott Walker, Kim Brooks, and Justin Miller represented the landlord, KBS.

Guardian Pharmacy leased 14,505 square feet of office space at 711 Directors Row in Arlington. Troy Morgan and Rob Exline of Structure Commercial negotiated the lease.

Touchstone Imaging extended its 13,593-square-foot lease at 3900 Junius in Dallas. Transwestern’s Chris Lipscomb, Brooke Sutherland, and Laney Underwood represented the landlord, Healthcare Trust, Inc.

Dent Zone Companies renewed its 11,424-square-foot lease at 5100 North O’Connor in Irving. Transwestern’s Nathan Durham and Laney Underwood represented the landlord, Pacific Oak Capital Advisors.

Bank of America Tower

Ziegler Gardner Bell has leased 7,504 square feet on the 49th floor of Bank of America Plaza in downtown Dallas. JLL’s Russ Johnson represented the landlord, and Garrison Efird with Newmark represented the tenant.

Keeping it Real purchased a 4,728 square foot office condo at 1900 Matlock Road, building 1, in Mansfield. Court Powell of Structure Commercial represented the seller, and Bob Ingram of Mohr Partners represented the buyer.

Wynne Transportation Holdings leased 2,635 square feet at 14110 North Dallas Pkwy in Dallas. Noah Burns represented the landlord, Hartman Income REIT.

RETAIL

The Parks Living Trust purchased the 33,105 square foot shopping center located at 3920–3950 Rosemeade Parkway in Dallas. Eric Deuillet of Structure Commercial negotiated the sale.

7751 Scott St.

Churchill Properties, a Fort Worth-based LLC, has acquired a 22,250-square-foot retail property located on approximately 2.2 acres at 7751 Scott St. at the West Freeway (IH-30). Derek Schuster and Kevin Butkus with Weitzman handled negotiations for the seller, a Dallas-based limited partnership.

ACE Hardware signed a new 14,221-square-foot lease at 914 West University in Denton. Transwestern’s Mason Bishop represented the landlord, Retail Plazas.

Lake Point Crossing II, a 10,000-square-foot retail property at 2508 S. Stemmons Frwy., has sold. Kelly Lyons and Carley Keiser of Monument Commercial represented the buyer. Karen Mitchell of Weitzman represented the seller.

Skechers Outlet has leased 9,945 square feet at 711 West Pioneer Parkway in Arlington. Chris Flesner of RESOLUT RE represented the landlord. Jennifer Frank of Segovia Real Estate represented the tenant.

DFW Auto Group leased 8,645 square feet of retail space at 115 N. 7th Street in Garland. Brian Hanie and Troy Morgan of Structure Commercial negotiated the lease.

DaVita leased 6,989 square feet of retail space at 125 E. Harwood Road in Hurst. Jake Burns and Eric Deuillet of Structure Commercial represented the landlord, and Michael Swanson of Cushman & Wakefield represented the tenant.

La Madeleine leased 6,339 square feet at Park Cities Plaza. Newmark’s Lispah Hogan, Rebecca Griffin, and Sara Fredericks represented the landlord.

Smart Insurance Services leased 4,980 square feet of retail space at 1524 Saturn Road in Garland. John Hiller and Scott Rose of Structure Commercial negotiated the lease.

Korean Restaurant leased 4,697 square feet of retail space at 3920 Rosemeade Parkway in Dallas. Jake Burns and Eric Deuillet of Structure Commercial represented the landlord, and Kimberly Adams Realty represented the tenant.

Uptown Cheapskate leased 3,633 square feet of retail space at 122 Chisholm Trail in Euless. Troy Morgan of Structure Commercial negotiated the lease.

Frisco Diner has leased 3,000 square feet at Hollyhock Crossing (SEC of US 380 & Hollyhock Rd, Frisco). Chris Flesner of RESOLUT RE represented the tenant. Taylor Cluff of DuWest Realty represented the landlord.

Little Caesars leased 1,577 square feet of retail space at 9655 Webb Chapel Road in Dallas. Eric Deuillet of Structure Commercial negotiated the lease.

Madison Reed has opened its sixth DFW location in Preston Royal. The hair coloring salon has leased 1,538 square feet at Preston Royal.

Merianna’s leased 1,450 square feet of retail space at 680 Denton Tap Road in Coppell. Brian Hanie and Troy Morgan of Structure Commercial negotiated the lease.

Dominion Restaurant leased 1,376 square feet of retail space at 300 N. Coit Road in Richardson. Brian Hanie and Troy Morgan of Structure Commercial negotiated the lease.

Cell Stop leased 1,311 square feet of retail space at 1120 E. Bardin Road in Arlington. Troy Morgan of Structure Commercial negotiated the lease.

Supercuts has leased 1,200 square feet at 1320 N Highway 377 in Roanoke. Jimmy Pham, of Concept Commercial Realty, represented the tenant and landlord.

Mediterranean fast-casual concept CAVA has opened its first Fort Worth location at Waterside, 5917 Convair Dr. (next door to Tricky Fish).
