Brinker International Moving HQ to Cypress Waters Development

The company behind Chili’s Grill & Bar and Maggiano’s Little Italy will move into a four-story build-to-suit building, complete with a new test kitchen.

Brinker International Inc. will be moving its headquarters to Cypress Waters, the 1,000-acre Billingsley Co. development that includes office, multifamily, and retail space. Brinker is the company behind Chili’s Grill & Bar and Maggiano’s Little Italy, and has been located on LBJ Freeway in Dallas since the 1980s.

The restaurant company will occupy 216,300 square feet of office space, including a test kitchen for new food items. The four-story, build-to-suit space is expected to be completed in late 2018 or early 2019, and 500 employees will be relocating.

“Our move to Cypress Waters allows us to build and custom-design a new campus that provides an inspiring and collaborative environment for our BrinkerHeads,” said Wyman Roberts, CEO and president of Brinker, in a statement.

The team at Cushman & Wakefield led an extensive search in order to find a new home for Brinker before landing on Cypress Water. Cushman & Wakefield’s Rick Hughes, managing director, Maureen Kelly Copper, senior marketing director, and Robbie Baty, senior director, represented the tenant in the deal.

The building the tenant will occupy is part of The Sound development within Cypress Waters, and is the first office space along the waterfront at the development. The Sound centers on the 362-acre North Lake and will include a 1-acre park with hike and bike trails.

“When we were planning the area, we knew the unique nature of having so many amenities right on the water’s edge was going to be appealing to many companies, so having a global brand with a rich Dallas history like Brinker is a perfect fit,” Lucy Burns, partner at Billingsley Co., said in a statement.

“This particular building will not only have amazing lake views, but also prime visibility from Olympus Road, which will eventually become a major thoroughfare connecting Belt Line Road to LBJ Freeway,” Marijke Lantz, senior vice president of investments and build-to-suits at Billingsley Co., said in a statement.

And the developer is not stopping there. With interest in The Sound so high, Billingsley has decided to build a speculative space right next to the Brinker location. Cypress Waters has already attracted several major companies including as 7-Eleven, CoreLogic, OneSource, Toyota Finance, and BT Americas.
